Welcome Back! Congratulations on your recent real estate closing in New York. It is always exciting anytime you buy or sell a property. We always try to celebrate like having a nice dinner. Welcome back to the sunny state. Yes, I had one of those days today and I was a little down and stayed in the house too long....but I did organize my "office" and bought folders for my "lists". I"m slowly working on my dream.

About the taxes....I was really surprised when I found out some years ago that the taxes my sister paid on her property in N.J. where about the same PER MONTH as what I pay PER YEAR here in AZ. (Of course, my house is a bit smaller...but still)

Welcome back! your reading my mind, I am on the Island, Long Island NY and that is something that has to be factored, we have been hit hard. I am looking at my first investiment house and the taxes are sky high approx 9k, its crazy. There is always tax grievance which takes a while but it does pay off in the long run. Good to hear your voice! Thanks for the blog.

Welcome back! I wanted you to know Ryan hit the nail in the head for me with the clip he chose last week while you were gone from home. It seemed he read my mind just when I needed the boost! Welcome back from your trip. I'm glad to hear that all went well on your deals. It's nice to know that you are still making deals happen and that you've made some here in Mississippi. I'm in a suburb of Jackson and I'm still putting my business together.
I just recently lost my grandmother, but I may have regained an uncle that I've been out of touch with. He was taking care of her and now that she has passed, he has expressed an interest in Real Estate. He is a professional and makes a good living and now that he no longer shoulders the financial responsibility of taking care of her, he is looking to the future and looking towards moving out of the career he now holds. I told him that when a good deal comes along I would bring it to him to see the kind of money to be made in Real Estate. So it looks like I might have just found my first partner!
While spring has always symbolized the renewal of the outside world it also symbolizes the renewal of the inside spirit.
Well, good luck to all in everything you do and thanks again Dean for all your encourageing words.

Dean, I want to thank you for all your blogs and work you and your team have done and continue to do. you dont know how manny times I've wanted to quit because of the obsticles of life,and everytime I go to your blog you lift my mood and my spirit.I've been doing everything instructed in your book except joining the succes academy (can't afford it) and a year later I have a cash buyer who is looking for a 2 fam. we met with my real estate agent and I'm makeing 30% of the sale of the house.Plus I have another buyer in line for the next on: so you ask "have i become boring?" NEVER!!! keep on doing what you'r doing. You were predestined too do this, and I'm sure GOD is going too bless you for helping so many poeple. I'm not ashaned to say I love you Dean and Fam. Very encouraging message. However, I have a question for you or anyone. I've just received several "emergency" emails from my local investment club, talking about the new S.A.F.E. law (part of RESPA), taking effect on May 1st. It requires any and everyone selling or financing residential properties to have a mortgage license. In essence, you can only sell your domicile without a license. You cannot "owner finance" without a mortgage license. Also, puts in question how the buying and selling of notes will be handled. Hence, the investors are running around like "chickens with their heads cut off". This is not only a state law, but a national law!

Do you or anyone, have any thoughts on this, and how it will effect what most of the people on this site do?? As for me, I am a licensed mortgage broker, but most/all people that do this business are not. My license, however, had nothing to do with investing. It was just my job.

You accomplished so much. I'm fairly certain that you somehow have more hours in your days than the rest of us.

City of LA taxes are just getting to be plain absurd. And when they know we won't vote to pass a new tax, they just don't put it on the ballot but slap it on us as a fee instead. The DWP rate hikes have already raised the utility bill so high that many people are now having trouble paying it. This is something we need to consider as well - the fees in addition to the taxes. Property taxes haven't gone up, but with an increase in state, county and city sales taxes last year, we now pay 10.75%. Which really adds up when you need to buy building supplies.

Still, LA offers the mountains, beaches and deserts all within a few hours drive. That's hard to beat.

Missed you last week. Didn't realize I'd become addicted to seeing your smiling face once a week.

DEAN, in FLORIDA THERE are areas with SOME VERY VERY HIGH!!! TAXES AS WELL, BUT, AS YOU SAID do YOUR HOMEWORK FIRST. I AM Never Board not since I bought BAREM. My journal will explain some of why I am never board. Congrats on your recent venture and much success . Dean I agree with you in saying No matter what category in life we're at, all the natural does not pick or choose to bring it's package and drop it off full force. Sometimes we get drop by drop or we just have the whole package tossed at us standing or sitting. can we pass it on to someone else? can we say oh no not now? We have to accept it, and move on. I am talking about, sickness,loss,challenges, fears, worry, disappointments etc. A few yrs ago I had a sever tragedy, after recovery I made my mind up and took this moto "I do what I can today I solve what I can today. things that cannot be solved or done today will be done at a later time or day. as for task as long as there is a beginning to anything I start I Definitely will finsh it.
