Jill & I have just signed another contract today & are closing on Friday. That is one of the nice things about Florida, cash deals close super quick!.
This property was listed on MLS originally for 54,900; it's owned by a landlord tired of tenants, we offered 25K; they then dropped to 49,900; then to 44,900; then to 38,900 ... we still rejected, so they came back with 32K & said it was their final counter. We went back at 27,500 & settled at 28,500. The Power of Negotiating!
Best of all, you can move a tenant right in with no work.
And to think I was going to Tampa tomorrow to check out buying a tanning salon.

Wow! A home for 28,500 that's move-in ready! As Bill says, congrats on another deal. You two have really found your niche there in FLA! The negotians must be fun! Especially when you find the sellers magic button and there is NO pressure on you as the buyer. If they don't accept your offer(s); then on to the next one.
How did you purchase it and what are you plans? I'm assuming it's a buy/hold rental? Or, will you L/O? Please share the details, FMV, etc. We'd love to hear them.

Thanks guys, you're right Bill it can be a fine art. Unfortunately the last 14 REO offers were not as successful. We're lucky to see banks dropping 2K on the asking prices around here.

We are paying cash for the property, which is from a HELC from our primary
residence @ 2.74% interest only rate.
We might do a lease option or rental. But in all honesty we might decide to to "spruce it up" & flip it for some quick cash.
Then the house would have a FMV of 45K to 49K.
I continue to try to follow the model set by people like you.congrats.If you know anyone looking for maine homes summer or otherwise i am here for you.i can get the price down still very few buyers.

Great lesson to learn here also. They came back with 4 counter offers each one being lower, and then settled for less then what there "final counter" was, which was almost 50% off the orginal asking price. Stick to your numbers, and if they are countering they are interested in getting rid of the property.

Thank You. To Kevin, we hope everything is good in KY;to KO & Laura, thanks for the kind words;to Clermont, finding an REA can be difficult. Finding someone who is motivated & won't tire of rejected offers isn't easy to come by, so keep looking. We usually have just gone to the listing agent directly, this way no 3rd party communication problems & possible commission reductions to make the deal.
