My 3RD and FINAL attempt at Real Estate!!!

Hey everyone!

Those of you who have been here for a while might remember me. Those who are new -- Hello!
I have been absent from this site for about a year if not more.
After two unsuccessful runs at Real Estate, I am trying again. Why? Maybe I am an idiot who doesn't learn, but for some reason I love Real Estate. I love what it brings out in me and I love the fact that I might actually make some money doing something that I love.
In the time I was away from this site, I managed to foreclose on 2 of my properties, completely ruin my credit, almost go through a divorce, unsuccessfully finish the Dean's academy and build upa huge debt and spent some time in the hospital.
I have also been trying to find an office job that will at least pay a salary, but unsuccessful.
I used Dean's strategy to buy a small neighborhood store in Brooklyn, NY and that's what I am doing right now.
HOWEVER!!! As much as like being surrounded by liquor, I miss real estate. So now, I am at the crossroads: do I dive in and give it another shot or do I count my losses and get out???
What do you guys think?

I am glad you have taken the road of real estate again. You know what you want and you have seen others do well at real estate. You hear the stories of success. I can see this in your writings.

Don't give up on this, it will pay off!
For a lot of us, it took forever and I now have two places under contract. But you have nothing to lose by trying again. And you can try again without using your own money. So what can you lose?
Advertise finding FSBO. But have them come to you. Tell them some options for helping them and get something under contract. Start immediately looking for buyers. Run a ghost ad....but, because some people may not like that you did this, they feel tricked, be honest..Run an ad stating that you have homes you are looking at investing in, and need to know what a buyer would want in a home. Let them know that you find good deals and can work with them. That way you are honest with them and then you can find them a home.
Even with an agent. You can put a house under contract, offer a low price, then put in a contingency for, getting the financing, or based on the inspection, and the right to assign. But never use just the inspection, because if that goes through, you may be stuck. When you talk with the agent, tell them you have other investors you work with, and by doing so, I was not asked to prove financing, but she knew I wanted to put it out to the other buyers. And I actually walked away from a deal that didn't work and did get my $500 earnest money back.
Be careful with the contracts, always be sure to have a full proof exit clause.
But don't give up. This is something you can do on the side, and still look for another job for now. Or why not offer to bird dog for others.
I joined the REI club near me and couldn't believe the difference it has made in my life. Meeting tons of other investors.
So give a good solid try, you have nothing to lose, but a chance a to change your life for the good.

I'm glad to see you back! Listen my friend, I've hit some very hard times and even suffered the tragic loss of my grandchild this last year. But eventually I picked myself back up, dusted myself off and got back on the horse. I will continue to try until my last breath. Real estate is the BEST way to achieve financial freedom. How do I know? Because of my own experience! I made MORE money with just two deals than I EVER made my entire life working two jobs! So no matter what obstacles get in your way, overcome them and don't give up. Especially if you love it like you say you do. Come here for support when you need it. The first step is always the hardest, but when you look back, you realize it wasn't that hard after all. You've been through some pretty rough times, no doubt. I could even go in to my own story, but we're not here to wallow in our own remorse...

I was a firefighter for ten years. One of my mentors - a "real" firefighter! - once asked me, "So, what's stopping you?" He was asking why I didn't continue to pursue one of my passions - being a musician. I kept making excuses: not enough time, not enough money, didn't know the right contacts, wasn't in the right circles, etc., etc. But he kept asking me over and over: "So, WHAT'S STOPPING YOU!?!?"

I still hear his voice echoing in my head.

So, Yuri, What's stopping you?

You said that using a Dean strategy you bought a store!
So, do it again. Have someone else run it. Pay the manager wages plus a profit percentage so they will run it for max profits.
Then do it again and again and again.
You will build a track record and attract the attention of banks and fellow investors.
I love the saying that 'the journey of a thousand miles begins with the first step'. OK it's something like that, you get the picture.
Very important, join an REIC. The folks there are the live version of the folks here plus they will be familiar with your area.

I was wondering what happened to you. I am glad to see that you are back. You know my friend, despite having a crappy year, you survived... and then came back. You have to give yourself a pat on the back for that one.

In the last two years I, too, have had my ups and downs in real estate. I don't care what anyone says, real estate investing does not come easy. You have to work at it to make it successful. There are only a few success stories of people getting it right the first time and experiencing that killer deal on the first try. The point is that you keep trying until you succeed. And that is exactly what you are doing.

Long time no see. Started thinking you were in the federal witness protection program or something. I keed I keed lol.

Its easy for anyone to say "stick it out" or "don't quit", and being in BK like yourself I completely understand how tough it is to make it work on your own. I can't in my best attempt give you an opinion one way or the other because I myself being married and with child if this were affecting both, I would find another profession pronto, but at the same time I can attest to the benefits RE provides.

Also congrats on buying your property and since I see you know what you're doing if you do decide to stay with it, lets talk.

I think the best thing for you to do would be to look within yourself if you want to deal. Then, speak with your wife to make sure your decision doesn't hinder the progress you two want to make. Then make your decision devoid of anyone else's thoughts and opinions.

I am trully sorry about the loss of yoru grandchild. My misfortunes are nothing compared to your loss.

You were my inspiration the first "go-around" to keep at real estate. I went through the academy, paid the money and lost it since I made no deals. Then the company I worked for closed down, and having 2 small children -- that set my life into a tailspin. I went through a major depression (still recovering from it). Because of the financial situation, my wife was forced to work long hours and I felt like an ass for not helping. Any man will agree, there is nothing pleasant about seeing your wife slaving to make ends meet and you not being able to find a job.

ANYWAY!!! I am back! I am still looking for a group of people to partner with. I have a nice niche where I can get properties for nearly 10K and less and rent them for at least $800.00 per month. Problem is that I need people who want to either invest with me or help me unload them.
What do you think guys? Want in with me??? LOL

There is a positive motivation right there. That attitude, grab it, combine it. Keep your day job it could help you find your RE resources. Use the one to help the other.

Why would you want to start over and try again now?

If you've done some deals in the past,just keep on moving forward, with or without a partner or replace the one you had.

Use what you've learned in the past and repeat.

I concur with Elix above. No one can make any decision for you as you are the only one who knows all the facts. However, while I believe RE can lead to a wonderful life, be honest to yourself and make sure you are REALLY willing to put in the work needed to be a success. If you find that your heart is not into the hard work and it is only following the dream of riches; you will save yourself a lot of pain by applying your time into another direction that will give you a more satisfying feeling. If you choose to move forward with your RE career, I wish you the best in 2011 in finding your dreams.

My friend you would think after nearly 16 years in the business I would have this business down to a science and millions in the bank.

After owning as many as 14 properties and putty thousands in my pocket I have had some terrible times in this business.

I've even attempted to get involved in other businesses but none satisfied me like real estate. Even after losing thousands in equity, a foreclosure, and a short sale I know I'm in the right business.

If you feel your dream is a God Given Dream, Quiting is Not an Option.

You have too many people who are counting on you to succeed that only you can be a blessing and an inspiration too. You may not realize it but people are counting on you to succeed.

No such thing as a "FINAL" attempt!

REI is like a drug, IMO.

Its impossible to give it up entirely. Even when Im not actively investing I find myself reading articles or driving neighborhoods, just to get my "fix".

I realized recently that REI has been w/ me in some way, shape, or form for a very long time & I've now accepted that its what I was meant to do.

I read your remarks and I sure know what you mean! I've tried to understand all of this and maybe I'm just too old or too dumb to get it. I have bought his books and read them and went thruogh the academy and not got to finish it and made calls and put out ads and even got 2 answering on line phone numbers, one for buyers and one for sellers -I got a few buyers with questions but no sellers. I guess I am not able to do this at all some for me --it's don't waste the time or any more money. For someone to tell you that you don't have to spend any of your own money I have spent over $5,000.00 and nothing back and now fill raped. I'm done!!
