19 DEALS IN 16 MONTHS

Things are picking up and looking to be a great second year soon. I recently added 5 more deals, here's how it lined up.

#15 A wholesaler did his homework and realized that I had bought and rehabbed a house in the neigborhood that had a house under contract. He emailed me asking if I'd like to buy it at 65k, after looking at it I offered him 60,500 and he accepted.

#16 A lady contacted me from a vinyl sign I had on the back of my car window regarding a vacant house she owned. None of my buyers liked it so I contacted another wholesaler in the area and we agreed to split th profit 50/50. He had a buyer the next morning. It just closed today for a total profit of 7000.

#17/#18 Just got two forclosures accepted on the same street at roughly 50% of value. They will both be rehabs and should bothe net approx. 25-30k.

#19 a friend contacted me about a house someones kids were liquidating, the parents are both in hospice centers. I met him at the house along with one of the kids and they said they'll sell it for 60k. It's worth roughly 130k after about 20k in rehabs. I haven't quite decided if I will be wholesaling it for a quick 10k or rehab it for 30k. I have enough going on that I am leaning toward assigning it.

All my previous deals are in other posts.

On top of all this I slept in till 11am today and didn't have to go to a JOB:)

My goal is to be without a JOB within 6-8 months myself. If I can keep the momentum going, plans should work out!

BTW; you didn't give us the "details" on Deal #15....only what you paid for it?!

Hard work requires lots of recuperation, or I'm lazy, really not sure which.

I just got the ok from my hml to offer on another rehab so if I get it then the one deal will definitely be an assignment.

All the ones i've tried to use are now under, or don't have funds to loan right now. Please help! There's a great deal i've been looking at for a while, and the price just dropped even $2,000 more after dropping $10,000 earlier this week. VERY MOTIVATED BANK!!! Please help if possible. Thanks

my vinyl cost $100 and I had it done at a sign shop.

I use two hard money lenders and they are both local investors themselves. Ask your attorneys, cpa's, title companies etc. If you live in a decent size city you more than likely have some local hml's in your town, they just usually don't advertise, it seems to be word of mouth.

I think an area like Des Moines is perfect because the city is not so big that the possibilities are overwhelming yet not too small so there are plenty of deals.

Matt Larson started out in the Quad Cities if I remember right, very comparable.

I honestly don't know what our population is. It takes less than 20 minutes to get from one side of town to the other and I can get to the suburbs if neccessary in about the same, 15-25min.


more than one deal at a time

I've had it said to me many times " you're not making money if you're not making offers".

I still don't feel like I'm doing enough because the vision I have is much larger than what I'm doing, but it's one step at a time, or two if I'm lucky.

When I started I felt like the small fish in the pond, not realizing what the possibilities are and seeing other investors buying multiple deals a year, I felt inferior. But after gaining some experience I realize there is not a single investor in my city that is capitalizing on the possibilities that are out there. Nobody is doing much for advertising, they are simply putting out offers on whats on the mls. I plan to be the go to guy for people that need to get rid of there properties and it'll happen very soon.

I hear and read about the big dog investors out there that are putting out dozens if not hundreds of offers a week and have so much advertising and marketing out there that a ton of leads are literally just being brought to them.

I honestly feel that we have the power to do absoloutley anything we desire, all we really need to do is focus our energy on our desires and have a well executed plan. Pretty simple really, I think we often make it much harder than it is.

Des Moines!

Hey Mark I went to Drake University in Des Moines Smiling It's awesome to know someone in DG.com that's investing there!

I was on Facebook and noticed one of my old friends is working as a realtor there. Reminds me of the good ol' days!

I think the population is about 200k in case anyone's wondering.
