If anyone has properties under contract that they cant find buyers for and your willing to partner let me know. I'm having a little trouble finding a agent to work with so I have no homes but I do have buyers who invest out of state so let me know if your interested. You bring the properties, I'll bring the buyers!

I have been looking at adding a realtor to my team. I have spoke to five. They all have issues of different types in working with me. The issues are:
1. I am not established and have no track record.
2. They have sellers who want retail price and would never entertain a discount price, even if I were to pay cash.
3. They want earnest money in the amount of $500.00 or more per property, so if I am making multiple offers, thats alot of money to be tied up.
4. If I cannot prove I have purchased investment property in the past, then I am out of luck.
The main issue I have had is that the realtors only know 20% down and go get a loan for the balance. They do not understand investment real estate.
You need a realtor with investment property expertise, not so easy to find.
I received a list from my realtor of homes. A lot of them areold listings not removed yet. I ahve driven around a lot and found many homes. I would like yourview on finding homes if you could help. I've just started investing after attending the WDGE. Thanks in advace for any help you can give.
go back to the book and look at the whole chapter 3 read it and if it doesnt make sense reread it if that doesnt work go to craigslist and put an ad on there site ..IE home for sale rent to own. they will call you i promise you.

This is not in any way derogatory towards you, I just want you to understand a few points on why most realtors don't want to deal w newbies or 'indirect buyers'
1. I am not established and have no track record. YOU ARE CONSIDERED HIGH RISK AS A TIME WASTER. YOU LOOK AND LOOK AND WANT TO PLACE BIDS ON HOUSES AT MASSIVE DISCOUNTED PRICES THAT HAVE NO CHANCE OF BEING APPROVED. AND SOME EVEN ASK WHAT TO DO NEXT OR EXPECT AGENT TO DO ALL THE WORK AND RESEARCH.
2. They have sellers who want retail price and would never entertain a discount price, even if I were to pay cash. MOST SELLERS WILL SELL AT DISCOUNT ONLY IF THEY ARE IN DIRE NEED AND IF THEY PAY CASH AND CAN CLOSE UNDER 30 DAYS. PREFERABLY ONE WEEK. IF THEY ARE PAYING CASH AND CANT CLOSE FASTER WHATS THE INCENTIVE???
3. They want earnest money in the amount of $500.00 or more per property, so if I am making multiple offers, thats alot of money to be tied up. IF YOU CAN'T PUT DOWN MONEY, IN OUR EYES YOU'RE NOT SERIOUS AND MORE THAN LIKELY YOU WON'T FIND A BUYER AND THE DEAL WON'T GO THROUGH. This is a good thread. We are enjoying the reading and will benefit from the information.
We're less than a month into this - bought the DG books on Sept. 9 and joined this site. But we have made some giant strides and are about to make our first offer. We're finding a lot, I mean a lot, of properties in Southern Illinois and the area just across the river from St. Louis, Missouri.
We will be digging hard at getting a real estate agent to work with. The information here will be a big help.

When you say in your letter that you will give % to your agent, is that on top of their commission at closing or is this your offer to them if you pull them into a FSBO deal to help you out with it?
The reason I'm asking is because the agent I approached about working with me asked how will she get her commission and how will her company get their cut. This confused me and I had no idea what to say. Should I say that she would be acting as a consultant when I use her on my own deals & will receive a commission from me, and her commission would work her usual way with her company when she's the one who actully finds me properties?
The answer to this will clear up so many cobwebs in this process for me!

if the house is listed, up to 6% of the closing costs goes to the brokers who then divy up their split to the office and agent. For example, if I pull in a $20k commission, 10% or $2K, $1k from my cut and $1k from my brokers cut goes to the office while the $18k we split 50/50

you the wholesaler are on your own when it concerns your fee with your investor. I as an agent do not pay not payout in any way. That is called a kickback and is illegal in every way.

I have been reading all of your blogs and you sound like the guy with all of the answers. My wife and I joined the success academy about two months ago. We have been moving a lot slower than I would like. I work nights and she works days and we have a 3 month old that keeps us pretty busy. We don't have any money because we have put it all towards joining the success academy. What is the best way to make a deal with no money down? "Bird Dogging"? We have just recently started trying to build our buyers lists with no such luck. We have posted ads on a bunch of different websites and haven't received one phone call yet. My wife and I are highly motivated but it seems like we aren't quite ready yet. She is becoming a skeptic until we see a deal and I do not want her to give up on this. Any help you could provide me would be greatly appreciated. Thank you.

I say this only because you asked me who are brokers and who they represent says to me that you need to re-read more and educate yourselves alot more before you go out there, burn yourselves out and/or waste the time of an agent or have none of them want to work with you.
This is by no means meant to be an insult to either of you, but a dose of reality that as of right now you are not in the position to try and go out and do REI. Educate yourselves, by reading asking questions on here or elsewhere and simply understanding the most basic fundamentals aspects of this business before you embark on this.

I understand why they are confused because your answer confuses me, too. It was my understanding that 3% goes to the seller's agent and 3% goes to the buyer's agent. That equals 6%. But, then you start talking about 10% and etc, thus making this confusing.

You told them to "Educate yourselves, by reading asking questions on here..", but you didn't answer their question.
They are doing exactly what you say they should do (asking questions on here) and then you contradict yourself. No question is a bad question unless it's not asked!
I'm sorry, but I don't think people should be discouraging newbies just because they don't know everything yet. Instead of discouraging them and insulting them, why not just make things clearer for them?
