Hello,

My name is Tammy and I bought the Dean Graziosi books on my Thanksgiving vacation. I bought them in audio format as well because I am a stay at home mom to 4, and I homeschool them, so I don't get much of a chance to read these days!(Unless 'The B Book', 'Goodnight Moon', 'Skippy John Jones' and 'The BellyButton Book' count) My children are currently 2,4, 10 and 12. My husband is employed for the county and makes a decent salary, more in flexible benefits.

I have been a REI since 1997, but here I am in 2010 and I have 5 mortgages and my cash flow is pretty poor. I own 5 properties, rent out 3 of them, 1 is my primary home, and we just acquired a sweet divorce sale property in the California mountains. (100K below FMV!).

But, as we secured that sale on our 2nd home, we required a cosigner because of all our mortgages (4 first and one 2nd), and in the end, the bank didn't even WANT us on the loan, despite have a great credit score and proof positive of no vacancies since 1997!!! (Banks will only count 75% of any of your rental income when analyzing income, because they expect you to fail at it; even with 13 years of proven record) My in laws were gracious enough to be on the loan alone while we make all the payments and cover all the expenses. Its unofficially our first PML.

You see, we got traditional financing, secured and guaranteed all these homes ourselves. Our ratios for credit are bad due to having the 5 mortgages, and rental income, so no one wants to extend credit to us. I've never had any lates or collections, and pay on time, there is just a major credit crunch right now and banks unrealistically only counting 75% of our rent income, but 100% of our rent expenses. So now, with the economy the way it is, we were going to have to stop investing, in the BEST market we've ever seen to invest in. I just couldn't accept that and was determined to find something that will work.

After being told by at least 10 people we will not be able to invest in real estate any more, and being stubborn about not accepting that my business was dead, I flipped the channel and found Dean Graziosi. Timing couldn't have been more perfect! (I think God played a big role here, because I rarely watch tv, let alone late at night!) I quickly ordered the books profit From RE right now and Be a RE Millionaire. Smiling That is where I am and where I started.

I waited 3 months to start posting on this site from my initial sign up, didn't realize what a valuable resource I was missing! Stick around! Its invaluable!

Private Money Lenders

Tammy,

I've read a lot of your journal and you are really a firestorm of activity. I don't know how you do it.

I'm looking for private money lenders. I came across a guy named Patrick Riddle and he has a program called 'Private Money on Demand'. Are you familiar with Patrick? Have you used or been exposed to this program? He is offering it at a really great price but I didn't want to invest in it if it wasn't any good.

I'm responding you your post first because its on a page of its own. Eye-wink I actually bought Patrick Riddle's (and Trevor Mauch) Private Money Blueprint and personally I found it very good! And, they get back to ANY questions you have within 24 hours usually so its been another great resource for me. I really have to do more on the PML front but have had a tough time figuring out how to meet with PML when I always have 4 kids with me. Laughing out loud

I hate being put down constantly

but it WILL NOT stop me! And so it starts, I followed up with the lawyer closing on my land sale via email and had to run errands today so didn't follow up with a phone call, so that was a great opportunity to be cut down to the bone for a good half an hour and having to apologize profusely to a certain naysayer someone waiting for failure to happen, for not following the email up with a phone call because I'm running errands and taking care of things I've put off for 2 days to get other REI investing stuff done. "About not following up the email: Well, you should of done this, well you didn't do that, well this isn't good enough, this is pathetic, you don't do anything right, its a 2 minute phone call, blah, blah, blah", and on and on and on and on and on and on and on and on and on and on and on and on and on and on and on and on and on and on and on and on and on and on! Sad

Getting my L/O signed tomorrow as well for the rehab property. All this to get the success academy refund in the nick of time. So, if I don't get it, I'll NEVER hear the end of it from that certain someone. I am not permitted to be proud of what I have accomplished, only what I have not. It is DRAINING but I must PERSIST despite! I really think this person HATES to see me succeed, I REALLY do!

Once again I will tell you that I am with you!! I am really sorry you have to deal with the negativity. You do not deserve it. I can't imagine that in this business. You really have to go with the flow to survive the ups and downs! I am lucky that I am 100% supported by my better half, even when I was learning the business and making dumb offers, looking at $500,000 net profit deals that turned out to be $10,000 after the structural repairs. etc etc. If it was easy your naysayer would be doing it! Thank you to ALL of you for your kind words and support. That is what I LOVE about coming here. It is phenomenal. I come on to give some bad news for today, and reading all your posts has been absolutely wonderful! Now, I'll share the bad news and then see if I can't get some personal responses to everyone. THANK YOU EVERYONE! I have a GREAT support system right here! Thanks for the encouraging words!

Well, the land didn't close and it is not due to the fact that I didn't call. Several title companies have been called and they won't insure the title. Tomorrow is going to be filled with calling 176 title companies if I have to! Here's the glich, and it would only happen to me! Bought this land on ebay, it was advertised as having clear title. Got the 'special' warranty deed. (MIND, I did this before the Success Academy, Dean's books and having the resources to call). The 'special' in the warranty deed means the only title being guaranteed is for the time the current owner has owned the property, but does not extend to prior owners. So, why is that important? The people I bought the land from bought it at a tax deed sale. Apparently, when the tax deed sale takes place, the then owner is served a notice that requires signing. FOr whatever reason, there was not a signature on file. Sad So, after calling the tax authority, they say SOMEONE will insure it; but not the company's I've called, or even the ones the tax authority gave me that said should insure it. This was blow #1 for today, but a VERY valuable lesson learned. Of course, NOW (even when I first started the academy) I will not buy anything w/o title insurance since being in the academy, but when I bought this, I thought the deed was enough because it wasn't a large sum of money so I thought it would be fine. BOY, was I wrong!

Secondly, had written up another prospectus to lenders for a property I was pursuing with a partner. Took an entire day to get it complete with research, and interruptions, etc. Turned out great! HOWEVER; the company that was selling it only allows it to be taken off the market with a 10% deposit; and at that, it has 5 days to close from there. SO, while we had an accepted offer, it wasn't ours yet because we had to wait to make sure we could get a lender in 5 days time. Why? Because they buy REOs direct from lenders in bulk, and don't play the games of best offer. They have a price they have and stick by it. While you can put an offer in, and it can be accepted, it is still open to the FIRST person that puts the deposit. Long story short...I missed it by LITERALLY minutes. I was out all day on a field trip and libraries with the kids and didn't get in until 3pm. Called the guy, and he told me someone else was interested, but there wasn't a deposit yet. So, I got to work IMMEDIATELY to get our deposit over to them. (I would have had it if I didn't 'feed' the 2 year old before doing it ) *sigh* Once again, a little too little, just a LLLLIIITTTTLLLLEEEE too late. Sad It had GREAT numbers. $36.4K, 25K rehab and ARV of $130. That's the nature of this business though, but all that darn work. Sad I'm hoping it wasn't one of the lenders I presented it to. Sad They were local to the area; although I presented it as 'under contract', I guess I will never know.

THIRDLY, my appraisal on my cabin came back much lower than expected (now I'm dealing with 2 of them). The guy took comps from down the hill. Ones that aren't closest to the top of the mountain. AND, this guy went back 6 months, which he isn't supposed to do; there were enough comps w/in the last 3 months. Maybe there's an unwritten 'exception' somewhere for tourist areas and second homes? Even at that, he took comps that are in a different section of the area. The area the cabin is in keeps snow the longest; whereas the rest of the hill it melts earlier. Maybe not a big deal, but that is one of the key attractions of being high up. THEN he takes 2 that are FOR SALE and currently listed and goes over a mile away when there is a house for sale 2 houses down for much higher. Oh brother, this appraisal CWAP is driving me up a WALL!

STILL haven't closed on our other loans, which wer, are supposed to close 4 weeks ago now. Always some excuse and I'm sick of paying this ridiculous HML 14% interest rate. That's the one I want done MOST and FIRST. We are SUPPOSED to get documents tomorrow... (Been that way every Friday for the past 3 weeks now...). We shall see. Jawdropping!

I am sorry to hear your having such a tough time. But do think of what you have succeeded at. You are doing great. Just keep following up keep that lender on there toes to get the ball moving. It will happen soon enough. And the one that got away there are plenty more where that came from. You will get another one for sure in no time.

Those walls come easily but how we handle them and get past them is what is the greatest of all. You will push through:) and the certain someone will be nothing but background noise that you will with time be able to easily ignore. I am rooting for you:)

Some times its hard to accept the fact that someone your with is achieving financial and personal success on their own,with out any help from you. And sometimes they lash out at that person because they are resentful.

Tammy This Isn't Bad.. It's challenging, but not bad. You're going through growing pains, and learning valuable lessons along the way. That's what's really important. (you're learning) Now, you'll know exactly what title company to use, how to approach these taking precise preventive measures, and exactly what questions to ask before buying. This is all great. It seems like a lot of hiccups now, but when you are buying several per week, you won't have time to learn all of this. You will already HAVE to know it to keep out of trouble.

On that deal that you missed by minutes, you'll make it up. Hey, I have 5 kids (8,7,4,3,& 7mo's), believe me, feeding the 2yr old was more important. You will be rewarded, because you have your priorities in line!!!!

Hey there girl.. haven't heard from you in a while.. Hope things are going well. I read ur post and wanted to say, keep on plugging.. My duplex turned out to be a nightmare, but I learned a valuable lesson from it. Now I know why people do credit checks and background checks, I got burned from my tenants, the new one's that just rented from me. Left owing elect. bill, stole some property that wasn't mine, now, I have to pay for it. But, I won't give up nor quit. I will find a way to come out on the other side. Be blessed, keep ur chin up and keep on reaching for the stars, when you make it big time, I will say hey, I know this woman!! i ran into a little bit of an issue similar to yours, not quite as bad. i wrote a very nice email to him at work and told him how much i appreciate him, etc. then i added "however,nothing, and i do mean nothing, gives anyone the right to speak to me the way i was spoken to last night". things were a little stiff for a couple days, but i think i got my message through. no one deserves any kind of abuse, even verbal, and you have to set your boundaries and stick to it.

you are doing a great job. i was talking to a fellow DGer this morning and she reminded me that i'm very hard on myself. be proud of what you accomplish each day and remember "you are not behind. just start where you are". that's huge for me.

i have Patrick and Trevor's course also. great guys and i feel like they are really there for you. i've been hearing that having those meetings with investors are not real productive, but i've also heard that maybe using some postcards and putting them out in offices, etc., might work a little better. i'm thinking about my dentist, etc. just a thought so you wouldn't have to be concerned with the child situation. Smiling

(because I’ve been neglecting answering my journal due to getting in my 5th deal before my time ran out and calling on the EDGE entrants).  I want to thank you all so much for stopping by and following me. I know sometimes my journal gets personal, but it is part of my REI journey, and everything is overcome and I persevere. I thing its important for people to see that.

@James Cook: James, Keep up the ferver and NEVER GIVE UP! This is a wonderful business, but it is very cut throat and you will need to endure through the thick and thin.

Good job on getting postcards out to some potential PML. I did the same thing, but still haven’t given too many of them out. I need to contact the lawyer to make sure they are all ok to distribute with SEC rules and such.

@rickbrock: Rick, no that is a different program. The one I got is an intense private money training program. The one you are speaking of just shows you how to find PML in the public records. I do not have that course, but I did see his promotion of it. Its important to learn how to approach the private lenders you find there as well because there are strict rules on how you can approach people for PML.
@DTerry: D.C., Thank you for stopping by my journal. I plan to plow on through it and keep on DOING. As long as I don’t GIVE UP, I will SUCCEED at this, no matter WHAT obstacles are there. WOW! You are doing this with 5 kids, that is such an ENCOURAGEMENT in of itself. Each child seems to add even more challenge, but yes, they DO come first, and it does mean opportunities are lost, but none so great as the opportunities to see your child grow up.  You are right, I never would have thought to ask WHERE the land was purchased and if it was a tax deed, was there a signature from the original owner, as well as putting title insurance on a small parcel of land!

You can even use www.mysmartmove.com to run credit and background and have your applicant pay for it (that way you aren’t charging an application fee. The info isn’t as THOROUGH from that site, but it is sufficient to make a good selection, so long as you call all the references, prior landlords, neighbors, even check out where they live now. You WILL press forward and learn a lot even though you are going through an obstacle right now. God Bless you!

I thought I'd post the link to a thread I just started. It's about ARPOLA (American Rental Property Owners and Landlords Association). They offer two levels of tenant screening for it's members. This is only one of the good reasons to become a member (I'm not getting anything for plugging them lol). I even joined and I am not a landlord yet hehe. Working on a deal with

a couple of dgers right now, this one is several million dollar hotel. I found an interested buyer and have him connected with the dger we're partnering with and am trying not to get too excited because this one is something I'd normally believe is way out of my league, but who am I to NOT try and go for it! Smiling

Linda, mysmartmove.com is a good resource. I used it for my last vacancy and it worked well. It doesn't give you a list of all the neighbors and such, but that info isn't really needed. It definately is much cheaper than a whole background and credit report, which I get from www.accuratecreditbureau.com! I was impressed with www.mysmartmove.com

I am still here learning with you wow lol you have been going through some real hard learning curves. I am sure i will too. That deal i got was not what i thought. It was the profit from real estate now course with the three day work shop. I was bummed at first that it wasn't the mentor program that i thought it was. I decided to just go with it and i am rocking at what i learned. I had my Corp set up it is CHP Investments Inc. an s corp. I found a great RE attorney to set it up for $1050 I have my entire team set up with back-ups in place. I also have about three deals to market and i am learning all the ways to get them listed. I am just following the program step by step and i am amazed at how easy it has been get this far.I know from reading your journal and others that the challenges will come but feel confident i am able to get the help i need through our DG family. It has worked so far I cant wait to close my first deal.

Wow, $1050 for an S Corp, I think I will be starting and S Corp. Right now I'm incorporated as an LLC. Stay with it! You're building your foundation for when you make it big time! Glad the material was useful to you in Dean's workshop. I can never get to one because they do not allow kids and I don't have a babysitter. Good for you!

Jim, we are still working on the hotel deal. We are working on a bridge loan to secure funding for it with 6 months of no payments and building all the fees into the loan. Then we have several buyers to take it to. Its a complicated and kind of crazy deal, and super secretive; too secretive; we can't even get simple numbers like NOI and CAP rates which is why we're going to put it under contract so we're able to give info to an end buyer! That's all I can say about it right now. Smiling
