Cheapest Bandit Signs and Business Cards Ever!!!!!!

Ok, hopefully this will add a lot of value to the rest of my DG family! I get so much out of this site from you guys I feel good about adding some value to yours. I know a lot of us use bandit signs and almost all(really should be all) of us have business cards. These are the cheapest I've found by far and fantastic quality on the business cards.

I use yellow. These are perfect for taking a Black Marker and writing your We Buy Houses message on 18 X 24 for $.80 per sign. Everywhere else I've seen have been at least $1.70 unless you're buying 500 and up.

***Bonus*** If you buy one(1) sign stake with the order, which is $.66, they discount the price of the signs to $.72. I just picked up a whole load to blitz North NJ.

Use hose clamps from the

Use hose clamps from the auto parts store to attach it to an 8foot piece of 2x2 lumber from home depot.....wrap the whole stick in duct tape for comfort and then rig a lip on the front part with a piece of flat metal from hope depot about 8 inches long...affix with duct tape ....slide your sign in the lip rig...lift and swing away....enjoy. thatll get ya 16 foot high if your 6 foot tall and have you hand over your head while swinging...if you pm me your email...ill take a pic of the ones i use so you can see the set up and email it to you

I'm sure it is PRICELESS and trust me, I can't wait for that, now this maysound like a dumb question, but I have to ask because when I'm putting up signs I don't know if I'm looking out for the police or what? I know code enforcement are the one's that slap people with fines but what about the cops?

never had a problem with a cop...but I never would put one up right in front of a cop either...not sure if they can ticket you on the spot or what the deal is....I know the code guys where I am at are ruthless though...thats why I have to take mine down on sundays...or else they will issue me a fine of $750 per sign...ouch.....that is just my area though...it prob is way cheaper elsewhere.....they will usually try to track you down and give you a warning the first time and tell you to take down the signs in 24 hours...thats their way of being lazy...especially if you put them up high....at least you get your signs back to use again.....I put them up now on fri evenings after 6pm and take em down sunday at like 6 or 7pm....

Warning

I have been using bandit for the last 2 weeks, and receiveing a lot of calls so I leave my answer machine one. Last Friday One of the messages was an inspector. He told me that he took down some of my signs, but he wants to make sure that I removed the rest because if he go out tomorrow and see any other of my signs the fine will be $500.00 As soon as my husband arrived home, I told him about the situation, he was not sure about the exact places but he left and took the ones he can. Since then we are afraid to put them again. We want to see where exactly or what days will be ok to put them before we put another one.

Does it happen to any of you?? HELP!!

Yes it does...if you read my post above you will see that I put them up on fri night and take them down on sun night for this very reason.....code enforcment doesnt work on the weekends so thats when I have them up and i get them down before they go back to work on monday....its all outlined above already and my fine is 250 more than yours...and its for each sign found!

THIS IS WHY THEY ARE CALLED "BANDIT SIGNS".....CAUSE WE HAVE TO BE BANDITS AND USE UNAUTHORIZED SPACES FOR OUR ADVERTISING.

What if one of this inspector pass by during the weekend and they see your sign and call you on Monday??


Those people hate life and

Those people hate life and their jobs so much they go no where near where they work and make people mad during the week....the last thing they want to do is run into someone that they are making angry while they are on a day off.....they just wont come around cause they refuse to be part of their job unless they are on the clock.

There is alway a chance but it highly unlikely.

Plus if they are not on the clock they will not get out of the car and work and take your sign down...by time they get back to you sign on monday you will already have removed it. They only care about what is going on that is their problem when they are working cause their supervisor cares about it. When they are not working they are like us. Invisible in society and nowhere near where everything they hate is.

A little tip...

When you market yourself with bandit signs, don't have them calling a number that can be traced to you(cell phone, office, etc). I personally bought an 800 from Kall8.com and set it up for $2 + $2 per month. Its 6.9 cents per minute. Never, if you can, use your personal number. Plus you don't want people calling you on your cell phone anyway. Its best to have an automated system 24/7 capturing peoples info screening out the people who are a little more serious. Not everyone will leave their info, but if they do, that's good.

We really worked together on this to provide the best info for the DG family and I ended up picking up some extra tips from Bernard. There was no VS, we just had to make sure only the best info was on here. So go get those bandit signs brother.

Just plan-e, yes you do need to get some, I personally have not enocountered any incidents with code enforcement as of yet(thank God), but bandit signs are definitely a low cost way to market yourself. Blitz your town because most people are not doing bandit signs(that's a fact, ask Matt Larson). Gotta do it, money well spent. Thanks for the tips on different approaches. I will have to try the the one for vacant properties.

I was sold on using a 2nd cell phone for Advertising and using Bandit Signs, but now hearing about these big fines for placing the bandit signs I am definately going to look into the 800# web site you suggested. I've heard of the free google voice mail too, so I will be checking that out also. I had thought of purchasing the metal stand that slides into the corregated sign and then pushes into the ground, but maybe that would be too costly. I am a Newbie and am still learning so I appreciate all this information.
I remember years ago, a friend of mine used to put up signs for a new home development in my area. It was a sign on a 1" x 2" stick that he would use a sledge hammer to hammer into the ground. He put them up on Friday evenings and took them down on sunday evenings. Even the Big home developers didn't leave them up during the week. Smiling.

I know you two are seasoned investors and are moving and shaking, but before you work up the confidence to go become a heavy hitter, there are so many small things (like cost of marketing) that can slow down or discourage a new person trying to break into the game. This is just meant to be one thread of value because I myself was looking for the cheapest way to go and when I found it, I brought it back for DG, now it's turned into tips about avoiding the bandit police(lol) and how to hang the signs high so they don't get removed so quickly and save $60 doing it. This means something to me. I'm operating on a shoestring budget. Being pretty new myself, this has helped me tremendously.

I hope everyone knows this is no substitute for action. Me personally, I'm going today to get the items to put together the hammer stapler, I'm going to hang 20 signs today, I'm going to call the home owners that contact me, I'm going to get the comps, I'm going to make offers, I'm going to go see the houses with my walk through sheets, I'm going to get estimates on the work, and I'm going to close deals. With these costs maybe a person can get we buy houses business cards AND we sell houses business cards. I think 50+ posts in one days says that a lot of people got value from this info. That's what its about. God bless

You gotta blitz the community though and let them know that it's a new sheriff in town and they buy houses. If they're very motivated or as Jeff Jensen says desperate to sell, make it happen.

Clarification

"Put a sign in the front yard of all the vacant properties you find" and "The city sign laws only apply to city property." There is nothing further from the truth. There are nuisance sign laws that prevent signage from being placed even on private property with the owners permission. The owner can actually be responsible for the fine. The nusence laws say that "A permit is required for all signs and all signs (even in a retail space or on private property) need to be authorized prior to installation of the sign. The sign police will authorize the size, location and method of installation prior to the sign being installed and being legal by the city/counties rules and regs on sign placement. Trust me I live in that area and you can read our codes right online and it says it in black and white. Temporary signs such as bandit signs are only allowed to advertise for a garage sale and must be removed 48 hrs up the events end and political signs are allowed during the campaign but must be removes 7-10 after election day at the cost of the administration. Violations are subject to fines. My area has a pretty tight lock down on bandit signs with the nuisance policy and the permit office to get permission to put up a sign even if you are on private property and run a retail business. Be aware of the parameters that you are working in is all I am saying. No one here can tell you what is or is not ok where you live but your code enforcement office or the office that controls such legislation. I just dont want a "newbie" to take someones word for it on here an get in trouble because they did not take action to do their own due diligence.

Outside The Box- Plant your signs on private property. The city sign laws only apply to city property. Chances are, every city pole has private property nearby. Knock on some doors and ask nicely to put a sign in their yard. Bring 'em some cookies, or offer to take out their trash. Offer to pay 'em $500 for any deal you close because of that sign. Just ask the callers which sign they saw to track which are working best and know who to pay. You might even get them to bird-dog for you.

I'm not a big fan of bandit signs. They call them that for a reason. And in "my town" they won't ever wor..........what a lame excuse! I need to go make some bandit signs !!

Cell phone can be used

I have a prepaid phone that I use for various things that need to be kept quiet. I registered the account with the name Joe Smith at 123 main usa st Misspelled city in California.....I add funds to the phone with a prepaid visa card from the drug store......there are ways....just have to think outside the box....I like the cell phone cause I can hand it to someone else to deal with the lead generation and I can focus my efforts on client contracting once we have a motivated sell.

Back to The 2nd Cell Phone Idea :-)

Well, I think I'm going back to the 2nd cell phone idea. Thanks for the tips Sky. The Pre Paid cell phone along with the green dot credit card to pay for minutes is a Good Idea. I'll look into it vs. the 800#.

There are many valid uses

for having different cell phone numbers. We have always felt that you get a better response using a local number, so we have a different cell phone for each area code that we operate. When we are in those areas, we carry that phone along with our normal phone. When things were really hopping in 2004-2206, there could be times when we had 6 phones with us at the same time. We looked pretty foolish but we were making the dough.
