2 years ago my husband and I were still in the 9-5, work hard all your life, don't deserve too much, mindset. Since seeing Dean's infomercial in March 08 and going through the Success Academy, I have used just about every strategy Dean teaches: Bird-dogging, Assignments of Contract, Flipping, Double and Simultaneous Closings, Buy & Hold:
And although I've been fortunate enough to have bought REOs, FSBOs, Sheriff's Auction property, Short Sales: offered lease/options, been guest on Dean's conference call, had my story in PRFRERN, been in Dean's TV infomercial, attended the Edge event, etc. etc. and built a net worth and cash-flow greater than I could have ever dreamed!.. there is something here that excites me so much MORE!!! Seeing first-hand all the wonderful people who's lives have been changed by Dean and deangraziosi.com!!

Having been part of the DG Family here on Dean's website for almost two years, I have seen SO MANY people come scared (like I was) and desperate to change their lives, and then I witness something truly remarkable. . . While many come and go,, those that stay (even if it seems to take some longer than others) those that stay, eventually have a success story to yell out!! I mean hundreds of students! No exaggeration. Some join the Success Academy, some do it by the books, but ALL glean from the free knowledge that Dean shares in these forums and are here to support each other, and every day there are new success stories posted by one-time newbies. IT'S AWESOME!!
So, any newbie reading this profile, I say CONGRATULATIONS! for finding the best REI oasis in the world! YOU are here for a reason! And you CAN succeed. Just believe in yourself, and put forth the effort and you WILL succeed. Look forward to meeting you in the forums!
Here are a few tips:

1) To start a REI journal of your own go here:
http://www.deangraziosi.com/node/3522 (make sure you start a new thread under "Post New Forum Topic")
and then to find yours when you return you can bookmark it or click on "Member Journals" on the left of the page.

2) Click on "What's New" to see the threads with the newest posts, and "What's Hot" to see what's most active. Use the search box (under Dean's chin) to find threads with subjects you are interested in learning more about.

3) Watch ALL Dean's blogs! Listen to ALL the conference calls! Leave no nugget from Dean unturned. (And open ALL your emails from him!!)

4) DON'T be afraid to join in the forums. We all learn from each other. And making yourself visible is good marketing too. Eye-wink DON'T be negative (please). Don't be scared of looking "new" (we all were), but be ready to research like crazy and share with others the knowledge you acquire.

5) TAAAAKKKKKKEEEE ACTION!!!!!! (Feels good, and it's the only way to get there! Eye-wink)

Dear team,

Thank you for creating this forum. I am a new “success team” student and I’m very!! excited about learning new techniques to use in our real estate ventures.
My husband and I first started investing in real estate 15 years ago when we wanted to create some extra income to send our 4 children to a small Christian school in our community. With just $5,000 down, we bought our first 3 rentals for $8,000, $11,200, and $16,000 (which the rent has paid for many times over through the years, beside paying the kids’ tuition). Our youngest daughter is now a junior in that K-12 school.
We now have 7 rentals with a very good positive cash flow. One of the original houses was bought by our renters to whom we had grown close. Not only were we able to multiply our money, they were able to purchase a home at half the market value! We were both very happy!
Even though we’ve been very blessed (and I do thank the Lord!), and have done pretty well with our investing, my husband and I have both had to work very hard for what we have (that’s not necessarily a bad thing). But now I realize how much more is at our fingertips! I don’t say any of this to pat ourselves on the back, only to say that if we’d had Dean’s techniques all along and had learned to not limit ourselves, HOW MUCH FARTHER AHEAD WOULD WE BE TODAY?
I’m soooo excited to have stumbled across Real Estate Millionaire. I saw your infomercial 2 weeks ago, ordered the book & read it the first day I got it! Within the last week I’ve joined the “success team”, made 3 purchase offers using techniques I read about in the book, and have closing dates set on 2 new properties in our town !! one at a discount of 30%, and both with no money down!
I thank you so much for sharing your experiences, your successes, your failures (I love the personal stories in the book). I look forward to gaining a wealth of knowledge and will use every little tidbit! The tele-seminar tonight was great. Dean and Nathan, I love how real you guys are. I took lots of notes.

I had the pleasure of meeting you earlier this year in Arizona. I also sat with you and Ms. Carol Stinson. Nonetheless, I really love your heart. You seems to have a genuine compassion for people and certainly your success as an investor has not spoiled your kind spirit. I have been to several of Dean's most wonderful events however, I am still trying to get off the ground in this investment realm. I was working with some investors whose interest are interests are in areas outside of where I'm located. After all the hours I've dedicated in finding properties, I have nothing to show for it. I am completely without any more finances and in need of some help. If you could please advise I'd appreciate it. I am located in the Central California area. There are scores of ripe properties in my area and I have made a goal to acquire my first deal in 2012 by February. I know it can be done. I even know I can do it. I guess I need some extra help.

I am thinking about buying

I am thinking about buying into a DG education program, but it is so expensive! It is scarey, it is half of ALL the money I own.I have been unemployed for 3 years and me and my teen-age girls will have to live on the remainder of the money until my first deal goes through. I AM SCARED TO TAKE THE LEAP. BTW - I am 54 years old. Do you have any advice?

HI Rina, I have been a member of DG site here for some time,but I don't actually DO real estate. I WANT TO,but I work full time as a nurse right now. I HOPE to retire end of this year and MUST work a couple days a week for sure,but I'd LOVE to get into real estaTe investing. I have 3 of Deans books but haven't read them. It is hard to find time,I'm usually so tired after work. But what I wanted to ask was,since I see you are quite successful and a super star member,would you be able to serve as a mentor for me once I get started? I totally love Dean and his excirement and positivity and how he wants to help everyone. The attitude of this site just ROCKS! So,basically,that is my question. Just read your post. I'm a newbie and putting together an action plan. There's soooo much information to consider. Reading about your beginnings encourages me. I HAVE TO, I MUST GET THIS SATRTED! I have flipped 3 houses but am wanted to take some assingments for some houses that i know are good buys and reantals These homes and duplexs are in St Louis Mo County but are good reantals One is a brick duplex 1 bed 1 baths one side and 2 bed ,1 bath other side. Rent for about $600.00a Mo Utilities paid by tenant. I will understand if you don't want to answer but i will ask you where do you go to get someone to take assingment of these houses . they need some minor fixing up but are a great investment

How are you doing! I am about to do a deal with home owner, he want to be cash out with my help. I will take mortgage for $74K then sell will pay $8000 toward all the closing then each month pay me $500 for one year of leasing. after that will be $800 month to month lease.

the mortage will around $500 dollars each months which I will not have any cash for a year.

that way I will make about $8000 up front fee from seller for whole year rent with it's $6000 rent

yearly income $14000
total expense $7000
total $7000 income without paying anything or do anything for this home.

the house don't need any repair at this point, I will do inspection first before the final statement.

my exit will be
1. after a year rent it out for $800 or more for cash flow about $200-300

2. Lease option got cash in front then rent to own cash flow then able to have sum cash at the end.

I haven't done this yet, so I don't know what will be best way to do this. help please. thank you

I went to the seminar to learn as much as I could. Then, they got into the money aspect of the 3 day workshop. I suppose like most folks, I don't have that kind of cash. I was in tears when I left the meeting because I know I can do this. Did you do it and if not, how important do you feel it is to attend this function?

legalzoom was the best help I received for LLC. They did the work for a low cost.
If you start they save wait a few day they will sent you a discount by email. the discounts will keep coming every 3-4 days and they get better each time. Save the first one with the name of sales rep call him or her after your 3rd email with promo code. They will be able to give you the software and also the discount together. And walk you thought it.
Cost me with state fees for LLC 129.00
The legal fees in Virginia are 125.00 so I receive accounting software and their help for $4.00 . Check with your state and see what fees are before calling. Hope this helps oh by the way you don’t need to express anything, they will email you with the chooses of names you had that is available, you will get the documents in 2 weeks anyway .

Hi Rina, I'm new to this, and am hoping u can share some information with me. I read Dean's book Profit from Real estate and im overwhelmed with all the information. I have questions about wholesaling. Im still not sure if i can do wholesale on properties that are advertize by an agent on the web. If so, do i ask for the owners's information?

My name is Dan and my wife and I started in real estate in Sept 2012. Ive been to the boots on the ground, I've had my one on one with, I think, one of the best, Gena Horiatis, and I had seven properties under contract to wholesale. I had to exit all of them. I feel that I was very close to a deal. Most of the contracts were from listings on the MLS. I had one that was pre market with a private individual. According to the investors I either didn't have the correct comps or the price was too high. I want to keep doing this but maybe just need a suggestion. Thanks!

Documents to Use

H Rina!

I'm a new comer, Still need more guidance specially on documentation. Laws here in California is so strict.

Here are my questions:
1. Assuming after doing all the numbers, When I offer to buy the property, Is it my Real Agent agent who will do this to the seller, Is the form/document will come from the Real Estate Agent or will I provide the Real Estate Agent a document or form that we are using that has the wording of an or Assigns after my name as a buyer?

2. Once the seller is accepted by the Seller, In California, This is a legal document already, Is there a way that I can still back out from the Deal?

3. If I won't back out from the Deal, What's the next Document to sign, and would my Real Estate agent be the one to provide the Documents or Contract, or I'll be the one to provide?

I'm about to do the offer in few days time but need more guidance. If there are more that you can share about the Documentation for my safety, Please do so. You can call me at 570-702-6828.
