2 years ago my husband and I were still in the 9-5, work hard all your life, don't deserve too much, mindset. Since seeing Dean's infomercial in March 08 and going through the Success Academy, I have used just about every strategy Dean teaches: Bird-dogging, Assignments of Contract, Flipping, Double and Simultaneous Closings, Buy & Hold:
And although I've been fortunate enough to have bought REOs, FSBOs, Sheriff's Auction property, Short Sales: offered lease/options, been guest on Dean's conference call, had my story in PRFRERN, been in Dean's TV infomercial, attended the Edge event, etc. etc. and built a net worth and cash-flow greater than I could have ever dreamed!.. there is something here that excites me so much MORE!!! Seeing first-hand all the wonderful people who's lives have been changed by Dean and deangraziosi.com!!

Having been part of the DG Family here on Dean's website for almost two years, I have seen SO MANY people come scared (like I was) and desperate to change their lives, and then I witness something truly remarkable. . . While many come and go,, those that stay (even if it seems to take some longer than others) those that stay, eventually have a success story to yell out!! I mean hundreds of students! No exaggeration. Some join the Success Academy, some do it by the books, but ALL glean from the free knowledge that Dean shares in these forums and are here to support each other, and every day there are new success stories posted by one-time newbies. IT'S AWESOME!!
So, any newbie reading this profile, I say CONGRATULATIONS! for finding the best REI oasis in the world! YOU are here for a reason! And you CAN succeed. Just believe in yourself, and put forth the effort and you WILL succeed. Look forward to meeting you in the forums!
Here are a few tips:

1) To start a REI journal of your own go here:
http://www.deangraziosi.com/node/3522 (make sure you start a new thread under "Post New Forum Topic")
and then to find yours when you return you can bookmark it or click on "Member Journals" on the left of the page.

2) Click on "What's New" to see the threads with the newest posts, and "What's Hot" to see what's most active. Use the search box (under Dean's chin) to find threads with subjects you are interested in learning more about.

3) Watch ALL Dean's blogs! Listen to ALL the conference calls! Leave no nugget from Dean unturned. (And open ALL your emails from him!!)

4) DON'T be afraid to join in the forums. We all learn from each other. And making yourself visible is good marketing too. Eye-wink DON'T be negative (please). Don't be scared of looking "new" (we all were), but be ready to research like crazy and share with others the knowledge you acquire.

5) TAAAAKKKKKKEEEE ACTION!!!!!! (Feels good, and it's the only way to get there! Eye-wink)

Dear team,

Thank you for creating this forum. I am a new “success team” student and I’m very!! excited about learning new techniques to use in our real estate ventures.
My husband and I first started investing in real estate 15 years ago when we wanted to create some extra income to send our 4 children to a small Christian school in our community. With just $5,000 down, we bought our first 3 rentals for $8,000, $11,200, and $16,000 (which the rent has paid for many times over through the years, beside paying the kids’ tuition). Our youngest daughter is now a junior in that K-12 school.
We now have 7 rentals with a very good positive cash flow. One of the original houses was bought by our renters to whom we had grown close. Not only were we able to multiply our money, they were able to purchase a home at half the market value! We were both very happy!
Even though we’ve been very blessed (and I do thank the Lord!), and have done pretty well with our investing, my husband and I have both had to work very hard for what we have (that’s not necessarily a bad thing). But now I realize how much more is at our fingertips! I don’t say any of this to pat ourselves on the back, only to say that if we’d had Dean’s techniques all along and had learned to not limit ourselves, HOW MUCH FARTHER AHEAD WOULD WE BE TODAY?
I’m soooo excited to have stumbled across Real Estate Millionaire. I saw your infomercial 2 weeks ago, ordered the book & read it the first day I got it! Within the last week I’ve joined the “success team”, made 3 purchase offers using techniques I read about in the book, and have closing dates set on 2 new properties in our town !! one at a discount of 30%, and both with no money down!
I thank you so much for sharing your experiences, your successes, your failures (I love the personal stories in the book). I look forward to gaining a wealth of knowledge and will use every little tidbit! The tele-seminar tonight was great. Dean and Nathan, I love how real you guys are. I took lots of notes.

I just wanted to send you out a hello form a 'former Wisconsinite'. My name is Jonathan, I origionally grew up in the Appleton/Green Bay area. However, I am currently in Las Vegas where I am in the process of starting up an Investment company(Flippen Investor, LLC)
I am a big follower of you and DG. I am amp'd up because on Friday my mother and I start our LIVE 3-Day Seminar @ Profits...Right Now!!!
A quick question to you is this:

If you could start your 'first day' of the program over again... What would you tell others, like myself, to do to get a foot up on the mass of other investors that are in my same position?

owner financing

I asked about a few different properties for owner financing and One said send an offer and he gave me his number, the asking price is 19,900 which is half of the fmv so I think the price is great but I don't have money to put down really can you tell me how to word the offer, I plan on using it as a rental the second property the realtor said the owner may consider a land contract so i guess he owns that she wanted to know if there would be a down payment. It's a duplex and one side is currently rented. She said she would need to submit the offer to the seller. Please help

The Edge and Amazing ride home

The Edge event was a life changing event for us this weekend. We went hoping for a little knowledge and came away with truly life changing knowledge. We both stepped so far out our comfort zone and were met with such support and encouragement it is unexpressable. Following Joe and Staceys lead we worked on our plan on our return flight We were SO excited!!! A women sat next to me and was reading She kept reaching up to tap the light,which kept flashing on and off, I commented that I thought it was a little creepy that it happened to be a Steven King Novel and the lights flashing. We started chatting about what brings you to Phoenix or are you leaving etc normal get to know you stuff. She told me she had just been forced to retire. I said you are so lucky I wish I could retire She said it was kind of boring but that they had made it worth her while she had gotten a large severance I thought AHH Private Money Lender!!! I introduced myself to her and got her first name Still being so excited about the Edge I started telling how this was my first time in Phoenix Airport- my second time flying ever all the while thinking I need to give her a card and ask if she needed a good place to invest her severance money I was so scared but I tried to be confident. Meanwhile Richard had pulled out Deans newest book and started reading I turned to Richard and asked him for a card I gave her the card and said I have met so many wonderful real honest people at this event that could help you invest your retirement money here is our business card if this is something you think you might be interested in call any time I would like to talk with you She read our card and on our card we have the line We buy-sell and rent properties She said in this economy?! I said people are doing it every day and I have just learned some amazing ways to get it done To my surprise She then told me her father passed away 4 years ago and her brother and her inhereited his home in Wisconsin several miles away and it has been vacant since (I'm trying not to jump right out of my seat Now I thinking motivated seller) We talked Dean up big Now Richard joined the conversation and told her that we may be interested in buying that house or knew someone from this group that probably would in 30 days We got down some information She said she would talk to her brother and call the end of the week Now not doing a deal yet I am asking for HELP When we got to O'hare airport we frantically searched our papers for a coaches number. We had Kathy L's card I even left her a voice message I needed some guidance fast I'm sure I made a lot of mistakes It is 2am here in Michigan We can't talk to a coach until 10 am Tuesday We need someone to help us sort this out and let us know if we are going the right direction Any suggestions??? I called the coaches on Tuesday and talked to Eric and he asked me some questions I forgot to get the women s phone number and her last name now he told me all you can do is wait--My question to him is there anything to do in between time (she said she would call me) that I can do to prepare if she does call and his respond was just wait other wise you will be wasting time. Should I be lining up financing We do not yet have a power team completely in place I want to move on this quickly if she calls?? Any advice is so greatly appreciated Thank you Kathy from Michigan

Hi Rita,
I been working on deals and have not close one. I'm in the Dean sucess classes but if i don't close a deal soon. I don't have the money to keep paying for my classes and the month empowering dvd. I keep telling myself soon angie you are going to close a deal. I was working with a member on DG to find out he only wanted to get my buyer the few that I have. I was check him out and he sign up but never use the site for good. I talk with some investor because I do not want to think bad about the person and they was mad and tell me to get away from him. I love what I'm doing but I'm not seeing the benefit. Thank for read my note.

Have you been able to find a great agent to work with? Matt's letter is awesome.

Another great way to find an agent is thru word of mouth of other active investors and by going to your local REI Club. Often agents attend who are willing and eager to work with investors. Also, you can call the local realty offices and ask for the agent with the tops sales in the area. You want to then "qualify" them with the questions Matt and Bill O'Rafferty suggest.

One of Dean's video blogs covers this subject, too, I believe (make sure you watch all those, btw. Priceless!)
A good agent is worth their weight in gold.

Well, I hope the seminar was awesome and you're moving forward like crazy in your REI! That's fantastic that you and your mom are doing this together!

The one thing I would tell new investors is this: Don't be afraid and NEVER give up. Also, if you find those great deals, money is never an issue. When people see what you bring to the table, you will have PMLs to cover any kind of strategy and cash buyers galore. It's up to you to learn the techniques and just make them work for you. NOTHING can stop you when you believe.

One last thing, never let geographic location hold you back. There are deals EVERYWHERE. Smiling

I think there is a misunderstanding about the scholarship fund. While it would be so cool to be able to fund a deal for EVERY DGer, that isn't what the fund was set up for (nor is it that "unlimited", lol). However, I want to share some good news. I have found that the more great deals I find/put together, the more Private money comes looking for ME. Smiling That is true for every DGer that I have seen move forward and become successful. SO, the best way to get funding for your deals is to make them happen. Your reputation will precede you and you will be astounded at how much funding there is out there! Smiling So awesome, I'm still amazed.

Hope that gives a little encouragement, and I hope things are going great for you. Thank you for stopping in and keeping in touch. I love to hear from all my DG friends!

Make sure you do your due diligence not only on your deals, but also on those you deal WITH. Keep your chin up and keep taking action. Maybe get a DG partner in your area that you can work with and to support each other. There is strength in numbers, and I know having other women in one's corner means the world. I know it does for me. Smiling

Since Greg Murphy is the lease/option king I would suggest doing a search on him (greg murphy) and read his posts on lease/options. You should find everything you need to know. He makes it pretty simple really. You just need a lease agreement and a purchase agreement and decide on the terms (of course try to make it benefit you as either buyer os seller). It's a great way to pick up properties and to make some great money on the selling end as well. Smiling

I just looked at some great homes to be auctioned. 4 out of the 5 said financing available. I didnt know that was an option. We are excited about three of them and I am giving an extra thought to the others. I also found a house that is sooooo great inside but it is a no wonder it has been on the market for over 120 days cause the outside has no curb
appeal. I am going to place an Ad on Craig's list next. "Looking for cash buyers for killer property deals." Hope you are well.

Hi Rina!

Just stopped by to say thanks again for stepping into our little quaint conversation about Assignments yesterday and adding some sanity. My head was beginning spin. But after nawwing on it all day, I came to think we were all missing the point from what we're being taught by Dean... Let's say it IS illeagal, so what! why waste time arguing? Find another way in! You know we have some very knowledgable regulars on this site who are always eager to do just that. Instead of wasting time figuring out how many ways we CAN'T do it, these are the very same guys (I bet) that can figure out 10 different ways that we CAN do it, if we continue to work together. Im new i only been here for a week and taking the class today i started My power team. Rina You are a smart cookie i been reading alittle what you write. I have been posting and it seem they are not getting posted i pray this will. I started my class this past Monday i just did Power team and networking. And i went to the website that Dean has for Real Estate agents. Today i only got Two Agents and one Email me today Asking me what is he getting out of this. Then i call the school to find a way to answer to him in the right way. There my bambam moment. I like to know how do i start a journal when this site is little diffenrt then my is like my forum i have a quilt forum. I get lost to were to go and to see what everyone at that day can u pm what to go and how get around the site. Thank you it mean alot to me to be part of the family and Dean too.

Getting Started

I have a long story but will try to keep it concise and to the point.Received a call today from the Success Academy and felt a little intimidated as I got the impression that the sales person was more interested in selling than listening. I'm in a 2 month program Entrepreneur Micro program. Result oriented brief training which lasts two months. Understanding and creating financial statements, feasibility studies. Writing Marketing plans. Personal income statements etc. Eventual goal is a micro loan of 10,000 to start a business but the financial statements are key. Geared toward people with bad or no credit. Federally and Nationally accredited.Tried to explain this but got a now or never scenario. I don't want to overwhelm myself but have already committed myself to the Micro Business program and want to accomplish one thing at a time without overwhelming myself and end up failing they also payed my tuition. In the meanwhile I keep studying Deans' book and visiting the forum. Drive around and look at properties. Due to lack of confidence with real estate as of yet have been using what I learn toward buying and selling cars. Most of which I find at properties I'm investigating. So far I've bought a 94 jeep wrangler for 100. and have already been offered 1500-2,000 but Kelly Blue book lists it at 3500. So I'm holding out. Also, made a deal for a Mercdes 450 SL 1979 Kelly lists at 16,000 Classic Car Review has just announced that demand has pushed the FMV to 32,000. that one I found while investigating a REO struck a deal for 100. down 100 a mo. asking was 6,000 and I offered total of 2500. So I now have possession of the Mercedes. Would like to get it Certified as a Classic with Documentation. Just trying to get ahead while studying Deans' System. Needless to say I was shut down by Success Academy and felt like I was a loser. However, I am so grateful that these opportunities fell on my lap all because I was following trough with Deans' advice of take action and think outside the box. I didn't let the conversation get me down. No matter what, I will strive to be happy with who I am and continue to try and improve my situation any way possible.
I would still like to know more about the Success Academy and with 2 months of business training.the ability to understand and create personal and financial statements pro forma statements and become solvent. I am hoping I would be able to reapply again to the Academy. Any feedback from anyone who has comments or criticism/advice would be much appreciated.

Perhaps this should be posted in my Journal but since I made an issue of it here. I've decided to reply to myself here.
Got a phone call this morning 7am HSTime From none other than the Success Academy. I did leave a messege after my conversation with Mr. Paul Phipps.He stated, saying that there will be a spot open for me in 2 moths. He made me feel Welcomed and I felt rejuvenated again to new heights. Will be starting my micro enterprise class tomorrow. 6:oopm-9:00pm for the next two months. Tomorrow is called the Bankers nite as representatives from the Major Branches will be the to introduce themselves and encourage the students. Another great leveraged resource for networking. I now officially take back what I said in my previous comment. Looks like commenting to Rina brought me some good Karma. LOL

I am new to the DG family. I just got Dean's book, Your Town Your Real Estate Profits and the Right Now book. I started reading the Your Town book and I love the inspiration and the motivation I am getting out of reading and learning from the book. I can't wait to apply what I am learning when the time comes. Well, the book has suggested I go to the website and read what others are saying and valuable tips they have to offer. I came across yours and felt moved to post a comment after reading some of your journal. I have to say that you seem like a kind hearted and genuine person which is something you don't see much of anymore. I am reading a lot from you, you go girl!

You are probably too busy to read this and answer, but I am determined to make things happen and I am knocking on every door hoping that one will open.

I found a great deal and I have buyers waiting. The seller accepted my low offer and wanted me to e-mail the paperwork to him to review.

Since I have nobody mentoring me or helping me besides of course DEAN GRAZIOSI thru his books, I try to figure this out myself.

Not knowing any better, I downloaded the IEE contract, the offer to purchase contract and the disclosure statement to the seller.

He was so eager to work with me and now he doesnt get back to me, so I knew I made a mistake.

Of course, I just keep going and learning so much every day, but I have to make my first deal happen soon and cant afford to make any more mistakes.

I hope its okay but I am new to this and may ask for your thoughts on assignments of contract...and any deal i may get. Short Sale

Hello;

I have someone that has their home is on the market as a short sale. It is listed at 150k and she states that she owes 220k. On total view the value is 116k. Owner indicated that she doesnt care any longer for that property and just wants to get rid of it and doesnt want any money from it. She has section 8 tenants in the house right now that want to remain in the property and pay $1400 per month. How can I make this purchase?? What's a good offer starting point to the bank?? I would like to resell the prop to an investor that would rent or sell to end buyer. Any suggestions would be greatly appreciated. PM if you prefer. Thanks in advance!

Like so many others, I just wanted to say hello and introduce myself. I'm a new DGer and new REI currently in Tempe, AZ.

I am happy for you and your success and all you invaluable contributions. I have faith that I'll find my own path there, too; even despite the naysayers. I find myself holding up pretty well against any negativity (limited, but it's there) that has come my way.

But you and Joe Jurek and Carol Stinson and Dean and all the people who are on this site frequently lending a helping hand is phenomenal and we all appreciate it.

I have bought the book (Real Estate Millionaire, Now w/foreclosure finder), joined SFL, viewed 2009 Gain the Edge and am ready to GO; I can't afford to screw up. C score in low 700's, bank account almost empty. Got SFL/Edge w/money I don't have. Have a fantastic RE Associate Broker-top 5% nationwide seller. She is showing me unbelievable properties-e.g. $418K/was $580, comps/last sold $455. - WALK ME THRU AND SPLIT THE DEAL, PLEEEZZEE!

Rina, I just don't know how get going,I'm not matt larson i have no money no credit cards.I get 735.00 amonth. i only have about 2.25 aday to live on.But Everyone says do something.How?I need help from someone,I have been fighting this since 2009.If someone would help me i can move no once i learn HOW to do it when you have no money.Dean make sound so easy but i would like to see him or anyone get a property with no money or credit i have never seen it done.There is so many properties where i live if someone would just let me see how they do paper work i know i can see hope trying to get any help from dean's office is like asking to meet.Dir. of the FBI it's not going to happen.What can do?
