2 years ago my husband and I were still in the 9-5, work hard all your life, don't deserve too much, mindset. Since seeing Dean's infomercial in March 08 and going through the Success Academy, I have used just about every strategy Dean teaches: Bird-dogging, Assignments of Contract, Flipping, Double and Simultaneous Closings, Buy & Hold:
And although I've been fortunate enough to have bought REOs, FSBOs, Sheriff's Auction property, Short Sales: offered lease/options, been guest on Dean's conference call, had my story in PRFRERN, been in Dean's TV infomercial, attended the Edge event, etc. etc. and built a net worth and cash-flow greater than I could have ever dreamed!.. there is something here that excites me so much MORE!!! Seeing first-hand all the wonderful people who's lives have been changed by Dean and deangraziosi.com!!

Having been part of the DG Family here on Dean's website for almost two years, I have seen SO MANY people come scared (like I was) and desperate to change their lives, and then I witness something truly remarkable. . . While many come and go,, those that stay (even if it seems to take some longer than others) those that stay, eventually have a success story to yell out!! I mean hundreds of students! No exaggeration. Some join the Success Academy, some do it by the books, but ALL glean from the free knowledge that Dean shares in these forums and are here to support each other, and every day there are new success stories posted by one-time newbies. IT'S AWESOME!!
So, any newbie reading this profile, I say CONGRATULATIONS! for finding the best REI oasis in the world! YOU are here for a reason! And you CAN succeed. Just believe in yourself, and put forth the effort and you WILL succeed. Look forward to meeting you in the forums!
Here are a few tips:

1) To start a REI journal of your own go here:

3) Watch ALL Dean's blogs! Listen to ALL the conference calls! Leave no nugget from Dean unturned. (And open ALL your emails from him!!)

4) DON'T be afraid to join in the forums. We all learn from each other. And making yourself visible is good marketing too. Eye-wink DON'T be negative (please). Don't be scared of looking "new" (we all were), but be ready to research like crazy and share with others the knowledge you acquire.

Dear team,

Thank you for creating this forum. I am a new “success team” student and I’m very!! excited about learning new techniques to use in our real estate ventures.
My husband and I first started investing in real estate 15 years ago when we wanted to create some extra income to send our 4 children to a small Christian school in our community. With just $5,000 down, we bought our first 3 rentals for $8,000, $11,200, and $16,000 (which the rent has paid for many times over through the years, beside paying the kids’ tuition). Our youngest daughter is now a junior in that K-12 school.
We now have 7 rentals with a very good positive cash flow. One of the original houses was bought by our renters to whom we had grown close. Not only were we able to multiply our money, they were able to purchase a home at half the market value! We were both very happy!
Even though we’ve been very blessed (and I do thank the Lord!), and have done pretty well with our investing, my husband and I have both had to work very hard for what we have (that’s not necessarily a bad thing). But now I realize how much more is at our fingertips! I don’t say any of this to pat ourselves on the back, only to say that if we’d had Dean’s techniques all along and had learned to not limit ourselves, HOW MUCH FARTHER AHEAD WOULD WE BE TODAY?
I’m soooo excited to have stumbled across Real Estate Millionaire. I saw your infomercial 2 weeks ago, ordered the book & read it the first day I got it! Within the last week I’ve joined the “success team”, made 3 purchase offers using techniques I read about in the book, and have closing dates set on 2 new properties in our town !! one at a discount of 30%, and both with no money down!
I thank you so much for sharing your experiences, your successes, your failures (I love the personal stories in the book). I look forward to gaining a wealth of knowledge and will use every little tidbit! The tele-seminar tonight was great. Dean and Nathan, I love how real you guys are. I took lots of notes.

Hello Rina,
I have been part of the DG family for about a year but I am just starting to take action. I am running into so many roadblocks but I am not giving up. I am finding that the people here in West Central Wisconsin are so traditional. I guess I don't know where to turn to get that first deal done. Agents go running when they here what I want to do. I have no money to put down. So I want to work on those type of strategies, but everyone says it won't work. I even have people calling my number off of my bandit signs telling me that my business is not legit and now my bandit signs are disappearing. Like I can afford to buy more. Any advise? LLC's and starting our REI journey . . .

This is my first blog (being new to the DG family) and we have an immediate challenge . .
One of our objectives is to use REI to raise funds for our ministry projects.
We're meeting with a builder friend this week who has a couple dozen homes (too many) he built just before the RE market fell.
We hope to get details, (balances, liens etc) and to see about helping him find investors @ 30 cents on the $.
These are fabulous homes built to sell for 3 to 5 million ea. Any suggestions would be most appreciated!

I have 5 good buyers,I have 7 property's that match there criteria.I am a member of the academy and the SFL program but i am scared to death to lock them up under contract for some reason?? Im doing assignment of contract do to bad credit and paying off debts .. Example- total view says there at 100k listed at 65k i figure to offer 55-60 to the seller, my buyers want 30% equity so they should pay 70k right?
There is defiantly room for error and profit right, so why am i so scared any body that has been at this most critical point please tell me i need to just do it i dont know why im so scared maybe because every other thing i ever tried didn't work ? and i want this to work so bad i have heard it from all that have made his work that this is so easy and it seems like it is , witch to me seems to good to be true.
I have been none stop at this for 5 weeks making progress like i should hitting all goals an know Im right there, so why am i backing off and scared .. if you have been in this spot and made it work like i know it should and will please help me to understand and get past this i need this so bad. Right know i need to hear from people that got past this most important part of this great journey

Thank you Rina for all that you have contributed and continue to share of your wealth of knowledge and experience.
Please let me introduce myself. I am a father of three, disabled, and currently on SSI. Though my Dr.'s have told me my work load is almost zero I feel that I don't want to live off charity and am trying to make my own way. I am a newbie though I had purchased BAREM Dean's first book in 2008 I have found it hard to find my niche. So I am hoping that you might have the time to peruse my initial plans to work within my means and advise me as to the feasibility. First I'm on a limited budget so starting in Hawaii is somewhat out of my range unless I can acquire more resources and work as an inbetweener I believe the term is Bird-Dogging. I think that moving to Colorado or somewhere in the Continental US would allow me a better chance as it's so much cheaper than Hawaii. I am currently trying to close a deal in South Central Colorado, Owner Financing, for 5 to 25 acres overlooking the Colorado River and the Rocky Mountains. Not necessarily to flip but to build and possibly sub divide. Also something to leave behind for my Three children. So far the owner's who live in Texas have taken a liking to me and have offered to work with me in anyway that they can. They are elderly and though I am 57 yrs. old they refer to me as youngster. They have offered me initial negotiations of 150.00 down and 150.00 per mo or better price with no terms at 9,500. Lot is double staked, county maintained Road, water table at 20 feet, and electric near by. 2 poles away which I would have to pay to extend to my lot. I might have to do some assigning here for some quick cash. Have been corresponding with Carol Stinson here and on twitter and facebook. She has such great resources but so little time.Well, I'm trying to keep this as short as possible but my main intent was to Introduce myself and sign your Guest Book. Hoping you can find the time to offer me advise, or and good words of wisdom. I have quite a bit of computer experience upgraded my computer to two terabytes next month two more. One for Win 7 ultimate, one for Win XP Pro and two for Linux to operate my own Server and Domain. 2010 EDGE

Hi there Rina -
Just viewed your interview of the 2010 EDGE yesterday - one of the main reasons I purchased the DVD set. I am originally from the Milwaukee area so glad to hear that you are from Wisconsin. Go Packers!! I was quite excited to hear of your method and are very interested in trying it out myself. The areas that I am having difficulty in right now is the private lending aspect. I will start checking out my local banks to see if they offer no seasoning re-fis using the FMV -
I have a contract on a HUD home now using financing and I thought the mortgage was on the FMV (75% to 80%) however while in the process I learned that it was which ever is lower which is the purchase price....meaning I need to come to the table with about $20k - which made my husband FLIP out!!
He stated "I thought this was all with no money down".
Any other thoughts or forums that I could try to find some assistance with private funding? The house I am looking at is next door to the one I have under contract - hope to get for $50k with about $15k in rehab. ARV is around low to mid 90's I would suspect.(Waiting on my appraisal to come through anyday now for my house under contract next door).

Would love to work some deals with you as well from one former Wisconsinite to another....Have a place up in Minocqua where we visit every summer!!!

The Fannie Mae deal

Hello Rina, my name is Roger I'm a newbie, so be gentle with me. I was sifting through the group posts when I saw the post about the Fannie Mae deal. I'm contacting you because I found 2 properties right next to eachother. One has been, for lack of a better word, abandoned for at least 2 years and is owned by Bank of America and the other was vacated almost 2 months ago but is owned by Fannie Mae. Both need a very little TLC. My question is, what can I do to get both these properties locked up, a little money to do the TLC'ing and enough time to get tenants in them as rent to own? Oh yeah, BTW, I'm broke with bad credit. I am starting my ventures with assignments, as soon as I build/find some investors.

First, let me tell you that I got the same thing up here (northern WI) when I first started, all the "professionals" telling me "That's illegal!!". Well, it would have scared me from trying if I didn't see so many DGers here doing it! lol. Now all the "professionals" see what I do as the norm, and are used to the creative stuff. Do they all like it? Nope. but that's ok. When properties sell, the peeps in the industry make money. And even if you do a private, creative sale, at least it's movement in an otherwise stagnant housing market, so everybody wins!

Keep at it! you're gonna do great! We have a lot of opportunity up here. Smiling

Today I had a RE Agent tell me on my page "if you're performing this in Arkansas, without a liscense, it's illegal and you could be charged a fine. There's no agent in Arkansas that can legally give you a percentage without you having a liscense in the state that you're "practicing" real estate."

Now my Question is What in the worl is he talking about and What do i need to do to generate buyers for my buyers list.

Hi Rina, I wasn't at the edge 2010, but have the dvds. I"m very impressed and inspired.
I am a success academy student.
I am a former cabinet maker, I had brain surgery in 2007. Social security and my limited savings will not take me where I want to be. I always wanted to do real estate rehabing because of my knowledge and relationships with other tradesman. I think I need to do assignment of contracts to start out with. I have no debt,(other than membership to academy)I have no more funds to put toward real estate investing.

I attend rei club meetings , place ghost ads on craigslist ( actually copied one of your ads), classifieds, put out flyers, do research on specific properties, and send out mailings. Still I am having problems finding local investors.

I am from The Madison area and know you are located in northern WI Any thoughts on potential buyers in my area? Or buyers in your area that purchase properties in South Central WI?

Rina, hi how are u? Rina I have been following Dean and the other investors for awhile now, I know U are the Lease Option Queen. Well, I have buyers coming in from my ads but no house and I don't want to keep them waiting or worst loose them. My ad for "I Buy Homes" haven't generated any leads yet. Hello my name is Jose Guzman and I am really needing some help as soon as possible or I think I will lose out on good deal. I am in Houston,TX and I have potential earnings on a comercial property. Here is the scinorio, a good friend of mine is a club owner and wants to sell the property. I have found a buyer that is very interested and is already on a trial basis working in the club to see how the business works and well its almost a done deal that the buyer will buy. My friend, the owner of the club had already promised me a 4-5% on the sale if it goes through. I want it to be legal but I dont know how to go about it if real estate agents are involved. As far as I know there are no real estate agents involved at this time. I was wondering if I can use an assignment contract and if so how should I handle this? My finders fee would be devided into me and another person which we found the deal for my friend. Any advise would be greatly appriciated. Thank You

Sandwich Lease Options

Hey Rina,
First let me say that after much prayer, I came across Jer.29:11 and asked God to lead me in the right direction. That lead to reading DG's BARAM, Here I am....talking to you.

Anyway, I recently took the Insider's Edge boot camps. The big thrust for doing slo's was to use two contracts. A lease and an option so that there won't be chance for "Equitable Title". But when I tried to find them, all I see is lease agreement and lease w/option to purchase.
I have a deal in the works. The seller is willing to l/o to me to relinquish payments for full sale price and I have a family that went through bankrupsty making good money that are moving to the area in two weeks.
Please help!.....I want to do the deal but the contract confusion is holding me up. Can u advise?

Hi Rina,
I could use your help. I still have not done my first deal, but I would like to bird dog with you with this one property (and who is a customer of mine). If your not interested could you refer someone who might.
The property is valued for 2011 $326,800, it sold for $352,850 in 2004.
The owner is in foreclosure and will go to action in less than two weeks. My client who lives in this house was leasing with option to buy, but now will have to move and doesn't want too.
She wants to put down as little as $20,000 at higher interest rate or up to $50,000 cash for a lower interest rate and is looking for someone to carry and finance her. Her credit tanked because foreclosure on her house. She use to make over $300,000 a year in Bonds, but now her income has dropped sharpely. She is self employed. She sold her $90,000 car for $50,000, which is were she got the money from. Someone needs to act fast on this. This is in Gilbert, AZ
I would like a finders fee of $5,000 between us, please (my client doesn't need to know about this). If you go with this deal. I have copied off the proptery information for you when you need it. Please get back with me right away one way or the other please. Thanks for your time.

Hi Rina,

I have been following your comments and see that you are very knowledgeable. I have recently finished Dean's book, and I am a new investor. The strategy that I believe will be best for me to start, because of my flawed credit rating. Is to contact investors who are willing to pay a finders fee on wholesale properties.

My question to you today is this. I have done some research, and I have found an investor who is selling properties at wholesale price. I would like to approach them with the proposition of finding them buyers for a finders fee.
Should I start placing ads for buyers first or should I make a deal with the investor first.

I don't know what is offered right now, but I know Dean has always been true to his word on whatever guarantee he offers, no doubt about it. If they're still offering that, I say TAKE ADVANTAGE WHILE YOU CAN! Eye-wink Honestly, you can't go wrong with ANY of his products/programs if you do your part. Rina, I am working with a few investors who I have not yet done a wholesale deal with but I am very close. I am wondering how the deal should be setup if it is listed with a realtor on the MLS. How would the assignment work out? Do I lock up the contract and close then sell to the investor or something different? Please advise any details that you believe will be helpful. Thank a bunch!

Qualifying on a deal

Hi Rina,

I have purchased one of Dean's books and read many of the other resources available including purchasing last year's Edge tapes. My credit is okay but rather not use my credit at all. How do you qualify for the loan and lock - up a deal that you potentially want to assign to another investor without using my credit?

Hi,Rina ~~~ Have been meaning to post a hello and thank you for both the Journal idea and the Glossary. It is really handy to be able to stay on site and check on meanings; however, I was just trying to find 2 things I had run across (1 acronym with 2 meanings, 1 term w/ 2 acronyms), did a Google search for real estate acronyms and abbreviations, and came up with a wiki that's currently at 671 listings! By my count, you currently have 120. Wondering if it's possible/ethical to import/append another list or refer people to that site and free up your valuable time? I'm just sayin ...

Thanks for starting the journals. I have just started reading Dean's book and can't wait to finish it. I received it at one of his "Insiders Edge" seminars. I have seen his informercials and always was hesitant to get up and GO with it, until now I am watching all the NOW "weekly Wisdom" blogs and on #144 I believe he spoke about mentors, sponsors if you want... I was wondering where might I look in the forums to hopefully find a sponsor? I live in the San Diego area and am hoping to find a sponsor...

Assigning Property

Rina, I am a new-be, I have searched the contracts and forms for what I need but I can't find them. Can you please help? You sound like you know what you are talking about. I'm meeting with a home owner Monday to sign a lease to own contract, I would also like an assignment release in the contract so I can fix it up and sell it for a profit. How do I do that?????? Is there one contract or will I need to add another contract as an addendum? Where do I find the right contract for assignment? ReeREE

First of all, I would like to take this opportunity to say that you are such a gr8 inspiration in this biz & blog. Thank you for sharing your wisdom with all of us at DG Blog.
I was speaking with Bryon Heal earlier & he suggested that you might be interested or know of a buyer that may help us purchase these 2 deals.

I found a great 3 office/1 floor bldg and I finally got the nerve to pick up the phone and call both owners (divorced) and their attorney as well. The ex-wife is willing to assist finance her 50% share of the property and when I spoke to the Mr. he was shocked!! But is willing to cooperate if the price is right.

Details:
3 offices in 1 dwelling, parking for 29 cars,needs at repairs between $25k-$35k, and the asking price was $900k 4 years ago. Asking price is $500k.
The location is a great vicinity that is 1 mile from a major hospital in central Florida and highways, very busy vicinity with offices all around.
