Please don't give up. I know you are facing all kinds of obstacles. It sounds like you are very close to your break through. From what you have said, you've come way too far and done way too much to give up now. How is your buyers list? Do you have a house you're trying to get sold? Step back for a minute, take a deep breath, and try to regroup. The feelings you're having of being defeated are temporary. As quickly as they came, they will be gone. I can tell by what you have said that you have put a lot of time and effort into this. Don't give up now Angie. When that first deal is done, the fight will have been worth it. You can do it.

Wow, you are coming from a bad place. What you think about is what you attract. So, if you think about bad stuff happening to you then you're going to attract it. You need a whole mind shift, girlfriend. Personally, if you were standing in front of me I would shake you silly because I would never let my friend get to that bad place mentally. Our brains are wired for survivor. When you do something new that the brain can't comprehend because it has no point of reference then the survival mode kicks in. Subconsciously your brain starts putting meaning into what it sees. Because the brain wants to protect you it will start looking for all the bad stuff that you have experienced in the past and label it with your new thoughts. What the brain is trying to do is get you to stop going down the road of the unknown before you hurt yourself. That is why you have to keep a positive mental attitude or you will start talking and thinking like your above post. Bad, bad, bad thoughts. You will never get yourself unstuck with those kind of negative thoughts. If you truly want real estate to work for you then PM and I'll recommend some things you can do.

If there is anyone else having problems with staying positive, there is a great book that you can buy for $10 off of amazon. It's called the TROPHY EFFECT. It's a short read, but a life changer for success and mental health.

I'm sorry to hear you are having a difficult time. I'm a new investor. And I'm just really, putting my REIing into gear after clearing off some other business I had on my plate. So I can't give you my REI experience or REI success track record to encourage you, but I can give you some geniune from the heart words of encouragement. Sometimes the goal line is just one more step away, don't let the fog of circumstances cloud your path to success. Your success may be just around the corner, and from what you've said you're already half way there. You have fortitude, you've experienced what it's like to be in the trenches, and you've gained REI knowledge, even if you haven't gotten the deal yet, plus you have a seller, someone who has put their properties in your hands to sell for them. The other half may be even more of a challenge, but if you were in the middle of the lake, you would keep swimming to the shore, even if you couldn't see beyond the horizon, and even if you were exhausted, so keep swimming, until you get the deal, it is there, have faith. As much as you feel like it, don't give up, find your second wind, and keep swimming. If you can utilize the computers at the library, do that. PM me.

Everyone has some bad luck or runs into hard times now and then. But generally the people that have the worst luck create it themselves either from poor choices or poor attitude. Most people on here sugar coat everything and don't say it how it is. I don't mean to be harsh but please stop pittying yourself, all you're doing is wasting time and killing your dreams. Successful investors don't make excuses they make things happen. Instead of complaining about your computer get outside and knock on doors, pick up the phone and call realtors, send out letters, etc.

All this isn't meant to kick you when you're down, but instead to help you ask yourself how bad do I really want this? What am I willing to do to cahnge my life? and most of all WHY am I making excuses rather than taking action?

I highly recommend you do some soul searching and when you're ready come back with a fire that won't allow you to make excuses or quit!

I wish you the best, you and only you can make your dreams a reality!

If you think about bad luck, you will attract it. I used to think that I didn't have enough time for REI, and then I realized that if I used that time that I was overthinking it to further my REI, then suddenly things start happening! Now, I do have time! You need to focus, with laser precision on exactly what you want. Like Dean says, if you haven't failed this week, then you haven't tried! You will fail. You will have obstacles. It will require time. Buyers will say no. People will back out. These are the "unknowns" in real estate and in life. But the one thing that is unchanging and that is "known" is you and your attitude and what you bring. As long as you bring a negative attitude, then it doesn't matter if you do REI or decide to be a pilot, you will crash! Keep plugging away. If you are taking action, then your first deal is very close. When you look back a year from now, how will you feel about your decision to quit? Will it be a "should have?" Or if you keep plugging away and get several deals in the next 12 months, will it be a "glad I did!"

I am having a hard time finding buyers. Posted an ad on Craigslist got 300 spam emails. Checked out investment clubs, they want $$. I work full time hard to get to Auctions.

You know how they say you are what you eat.... Well you are what you think you are! We all have problems but instead of thinking of the negative... Turn it into a positive! Use your problems as motivation! I just checked the mail and I got nothing but bills, with negative 16.70 in the bank acct, I did not get down! I said to myself "Vicky.. YOU GOTTA MAKE THIS HAPPEN!" And I deeply believe... well know in my heart that this is my year! Hey this is both of our year if we make it that way! There is no time to feel sorry for ourselves.... Time is money!

One rule... never quit! No matter what! Don't stop 3 feet from gold! You've come too far and done too much to give up. What will giving up give you? I know you are down on your luck and things aren't going the way you want. I feel you on the computer, same things happened to me. It seems like everything that can go wrong will go wrong before it goes right. But, you have to get up, brush yourself off, and keep going. This is a temporary phase and situation; YOU have the control to change it. There was someone giving away a computer on the SFL thread, maybe that person has another one they can get you.

You can NOT give up. If you give up, your chances of success are ... ZERO ... 0 ... ZERO. All this time you've invested for nothing?? NO, you will be stopping 3 feet short of gold. There is probably one or 2 small tweaks you need to make to become a success.

If all else fails, try bird dogging for other investors, or doing a JV with other DGers. YOU CAN DO THIS!!!!!

Like everyone has been saying, if you really perceive that you cannot do it, then that will definitely be the outcome of your situation. But, if you truly believe you can do it and really see inside of you succeeding all your goals and dreams, then it's gonna happen for you and nothing will get in your way!

But please, please, PLEASE....DO NOT GIVE UP!! You can do it and you've got me and all your other DG family members rooting for ya and believing you can do it. Life beats us up, but you have to take it and move on. I know where your coming from because it took me a while to finally make it happen. I had everything plus the kitchen sink thrown at me. But I knew what I wanted and will do what ever I have to to get it. I busted my butt to get to where i am by doing alot of work and making countless phone calls and mailing letters by the dozens. You dont know how close you are and never wil if you give up now.

Hi Angie, you sound like you are almost there. You actually have so many of the necessary ingredients. There is this site called quibids where you may be able to win a bid on a new computer some bids are pretty low. If all fails there's the library. Since you are so sweet maybe some of those many people you have helped will lend you theirs. Your computer may not be as sick as you think it is you may want to take it a repair shop. I thought mine was gone and the guy who fixed it for me did it for thirty dollars. Have a brownie works for me and get back out there. Congratulations in advance for your success.

Your view of yourself is most important. Garbage in, Garbage out. Try to put only positive in your conscious mind. Your subconscious with bring the positive out.

you're right. Stinkin thinkin is what one of the coaches said I had the other day. The only time you will have truly failed is when you stop trying.

And may I ask you something? Are you where you were when you started? You may be financially but think about all you have learned. You wouldn't have learned any of it if you hadn't tried. Now dust yourself off and start again. What sets us apart is not that we don't fall down. It is that we get up as many times as it takes.

I did hit a wall a while back. I took two months off completely. And when I came back I CAME BACK!

Remember Dean talking about it being OK to complain about the things that go wrong, but first name three things that are positive? I can tell by reading all the responses to your post that one thing that's VERY good is the caring people on this blog. God richly bless each and every one who felt enough compassion toward you to take time to post.

Please don't give up, you never will succeed at this if you do. Just read about all the really successful people in the world and how many time they failed in their quest for success. As I pray for my success I will also pray for yours.

I am 60yrs old and I have had so much bad luck, that even at the hospital I worked at, they would tease me about it. I didn't have a black cloud, I had a thunderstorm, one MD told me maybe I should start to drink and swear, maybe my luck would change. But at work everything went well for me. I loved my job in the trauma rooms, I knew what heart aches they were going through.
When my husband left me with 2 kids, horses, cats and dogs and me with no job, and believe me, more than that went wrong. I went through a living hell, with beatings and no food, no money and being evicted. And I hung on! Wanted more than once to end it all, and the Lord after months of this, spoke to my heart.
Job, David, Jeremiah, Joseph, Habakkuk, Ester, great people of the Bible had it worse and they all rose up.
In 1999 had a horse throw me, out of work for one year. Lost almost everything again, but hung on to those same horses! In 2004 had major back surgery, again depressed scared for my pets/horses. My parents are gone, and I have no one left.
2008 lost my job because I couldn't lift the patients anymore and that same year, put my last 2 horses down, in their 30's.
But I learned one major thing! Everyday write down at least 3 small things you MUST do. Make one call, even call one bill and explain. Call about one house, or call a landlord. It is so simple to do assignments on FSBO. I haven't done one yet, but told another investor what I was going to do, and he went and did it, and stabbed me in the back.
It's okay, my faith will get me through again. I am extremely broke, and once more no money left anywhere, living with a friend, but I am so excited!!! Mind set is everything. When you get those "why am I even here" which I get alot, I "force" myself to rejoice in the Lord and refuse those thoughts. Tomorrow I have more calls to make, one will hit. Angie is loved by the Lord and he has so many good things for you, that you can't even imagine. But you must take more than one step, just start walking and doors will open.

I know real estate is the way but you must stay focused, put GOD first, keep going. I just lost my job in January of 2010, I am a father with a very large family. I can't afford anything but everything that I can read or get free or at a really low cost, I get it so it is really on you to keep going and don't stop I'm not going to give up!!!!
