Thanks for doing another weekly video blog. We can't wait for the Gain the EDGE 2010 Event! I am sure it will sell out fast, so I hope all the DG Members that want to go get their tickets early. Last year, we were lucky enough to get our tickets before the event "SOLD OUT". So this year I would recommend to buy your tickets early so you don't miss out. This will truely be an event that can change your life!

We purchased the Empowering Conversation series and we really enjoy the DVDs. We have learned so many things from each of the DVDs. Thus, we received a copy of the "Your Town, Your Real Estate Profits" book. We could not put the book down and finished it in a few days. Ha, you're funny. Not inspirational...to whom? It's always inspirational, atlease to me it is. You take the time to think about us and keep us in the loop about great things and post great blogs. Your New Book and the Edge Event

Hey Dean,
Just a quick note to let you know, and I think you do; that your new book kicks butt!!!!! I am so glad and so thankful for the information and all the tips.
As for the Edge Event; I can't wait!!! I have the Get The Edge DVD's from last year and all I could think was, I have to get there next year. I wish I had known about it(although I did't order my books till the end of April-09). I am looking forward to THE EVENT!!!!!

I am planning on attending the Edge 2010 and I hope I can afford it. I think Greg should talk about both. I am really interested in his methods and the practical how to. I am also looking forward to hearing from Joe too. This event is going to be priceless. I have somehow gotten an insight into some of the others who are being featured too and I am so looking forward to hearing from them all.

Please don't stop all that you are doing. I don't know how you keep up with all of it. Right now in my life I really cherish the encouragement and the excitement.

I noticed in your post that you stated as above that you received the book as part of the empowering conversations. I am correct in this understanding?

I have received mine last Friday and am almost finished reading it the first time. I fully intend to reread at least several chapters that focus on investors and their methods. I agree with Dean that this is his best book thus far.

Dean, while our federal government is throwing around billions of dollars in an attempt to slow the loss of jobs and turn the real estate market around, there is this fellow out west teaching the strategies to everyday people that will create more jobs and accomplish more recovery than Government will ever do. YOU!

By holding your EDGE events, managing this web site, guiding people to their successes, and creating a huge family of achievers, you are getting results for your students. There must be some American Service Medal that would be appropriate for recognizing your accomplishments. Your books, unlike those of other authors, are the beginning of your contributions, not the end. Congratulations for your efforts and all the inspiration you give to your family of investors.

So glad to know it is in May and can't wait until the date is released!! YAY!

In terms of what to focus on...wow, I learned so much from the videos this past year - I'm still a little overwhelmed (in a good way).

I would love to know more about "empowering conversations" in working with/finding the right agent. I literally just received your new book today along with my first empowering conversation video and I'm thrilled! Can't wait to get reading and watching.

Topics of interest for me for Edge 2010:
-Buyer's list (always a great topic)
-Best organizational techniques in the business from each of your top presenters. Everyone has some "tidbit" that helps them personally excel and be successful in their business. I think I could learn a lot from those who organize themselves for success and have evolved into successful individuals. We have the knowledge and need more "best practices" to put in place.
-Update on "hard money lenders" --I have called upon many across the country. Would love the real scoop on what is out there right now (some previous lists are out of date), what general upfront fees are required (and do you get these back if they don't put up money for your property?, what to beware of, what are your "better case scenarios" with lenders and their terms, do they all require the money you make and collateral...any way around this? (Also most hard money lenders want to talk about bigger commercial deals (or don't want to deal with you) ---which is great, I'm just a fish out of water when it comes to this so when they say "bring something big" to the table I just think "I'm still working on something small!" (i.e. residential)
-Best practices in speaking directly with cash buyers once you identify them. Once you know who you are talking with...best top three questions to ask on the spot, and what to say about yourself to catch their interest in working with you? Your follow up, how often, what to say...when do get that "proof of funds" and how to ask them.

GREG MURPHY: Would love to hear about lease options....sandwich leases....specifically how to best financially evaluate whether or not to jump on doing a sandwich lease option on a house. I've had an opportunity to do this twice, but got too nervous to jump as I didn't know if it was financially viable or if I was going to end up signing a lease I couldn't fulfill after not being able to find a buyer. Yes, it was fear that paralyzed me, but I didn't feel like I had the tools to properly evaluate the deal. I understand the concept of a sandwich lease and was pumped about these...I just don't understand how to evaluate the market in an area on a particular deal to figure out if it is viable. Any specific statistics to look at in an area? Where do you go first?

JOE: Would love a session on REOs from Joe! Look forward to watching the empowering conversations video. Just in general I'm having difficulty working with banks on this. Need the nitty gritty of what to establish in conversation before sending off an email offer (as it seems while I had initial "good contact", I've now been shut out from further conversations after my offers) --even after multiple follow up over time.

CAROL STINSON: Wow! She's got a system down working from home. Would love to find out more about how she established her awesome relationship with her agent, and exactly what she said, how she met, and how she set up that arrangement with her agent. And the "trust" factor...when did that settle in with buyers and her agent from afar? Once she got into deals, what percentage points is she giving to the agent if she brings a buyer to the table verses the agent. At what point did she negotiate that? Has she renegotiated since? How does she develop trust with her buyers whom she has never met (I am assuming she's established some relationships from afar since she's very much a work-at-home investor). Did she ever meet with anyone face to face at these banks that she deals with (initially)?

BUYERS LIST: Every speakers "two cents" on what their most effective ways THEY built their buyer's list backed up by the "specifics" of how to get it done.

Love different perspectives and think a combination of some speakers "best of" practices on various topics could really bring some synergy along with various ways different personalities "got it done"....and shed light on some highly important topics!

Sorry for the ramble..you asked for feedback and I'm pumped for this conference!!

Well good Monday morning all,
I, like many of you, have come to anticipate these great Monday morning "meetings". Thanks Dean. You said "not to inspirational" today - not true. The fact that you care about us enough to do this every week is inspiration in itself. My book arrived and I'm loving it already. I immediately learned something new - don't know how I missed it before - but the www.realestateagent.com is news to me and I will be using it! Also love the concept of "SFV". You are a wealth of new info always.
I hope to meet you all at the Edge. I'm going to be out of town and away from my computer next week; I sure hope it doesn't sell out before I can reserve my spot!
I'm thinking it might be nice to have some sessions for those who have not yet done a deal and others for those who have done a few. You know sort of a 101 and 202 structure.

2010 EDGE

I received the Edge on DVD from last year's event and didn't open right away. The most foolish thing I ever did. I can't wait for the EDGE. I will just have to take a leap of faith to attend. I never been to Arizona so gives me another reason to go. Love your blogs and this site.

I want to know everthing that every person is doing, don't omit anything. Greg Murphy is using a couple of strategies that are working great for him. If he only talks about one of them, then the other one might be what I need or someone else needs to master to get there first or second deal. Indiana Joe is using many strategies, I would love to hear more in depth of how he does it, more details. Rina is magnificent on what she is doing an inspiration to us all. I have read so many journals from start to finish, and have learned so much in the process. I would love to meet with each and everyone of them and follow them around for a week or two talking about how they done each and every deal and watching and learning as they were doing knew deals. I just have to Thank Dean, and Everyone on this site for inspiring me and getting me out of my confort zone and in the game. ----Kolby

Hi, everybody, I'm still waiting for my book.
Great feedback here, everybody is so excited to get more details about EDGE event.
I think we need to talk about current situation in the real estate market and what is becoming more feasible, what strategies can work in what market.
And I want something on evaluating the market and then assessing the property itself.

What a fabulous idea! I was thinking about the conference again last night (yes, I'm practically dreaming about it these days!), and thinking how cool it would be to have 2 break out sessions and "choose" which one. For some newbies, they may want the scoop on buyers lists, etc...and for some more experienced, they may have some lists and private money established already and may want more nitty gritty in delving into structuring creative deals having already understood some of the basics.

Anyway, just wanted to chime in with Gena here that it would be great to be able to choose!
