So very FRUSTRATED!!

I've been with Dean's program for about a month now. I'm doing everthing that I should be doing. Ads are listed, signs & flyers are out, but my phone is not ringing. I'm not even getting return calls from RA. That is so sad. I used Matt Larsen's letter, and sent them out to several agents in the area, but only 1 responded, to decline.
I live in a small town, 40 miles out side of Kansas City. Maybe I should focus on Kansas City instead. However it a long drive out there and back. Especially when your broke, and unemployed.
I have couple of buyers on my list. However, no sellers. I'll even go out and find houses for sale if I have too. But I don't know what I'm doing. I think I need an agent.

FSBO!!

Just start calling fsbo's. After they tell you about their house, key question to ask is why they are selling. They are usually more than happy to tell you. This info will clue you in on how motivated they are. If they are motivated, run your numbers, and make an offer. Chapter 17 in YourTown is great covering the fsbo. Also, we are canvassing for vacant houses and looking them up on our county's website to get the address for where the tax bill is mailed and then sending a handwritten letter asking if they would be interested in selling. Hope that helps a little.

Join an REI group. It's a great way for you will meet other investors, REA's, HML's, etc.

There are times we have great responses to our CL ads and other times not so much but it's definitely worth your time.

Contingencies

Just make sure to have your contingencies in there (subject to inspection, financing, earnest money, for example)You have more wiggle room in your contract with a fsbo because you don't have to get your contract through the agent barrier. Have your attorney look over your contract you're planning to make offers with if you're concerned. Also the longer you can get it locked up for, the better. And there is the possibility of extending it with the seller as well. There is no reason you should get 'stuck' with a property especially if you cover your bases in your contract.

Your Problem is right under your nose

When you can come from a place so deep within yourself & never get frustrated but instead enjoy the roadblocks & let that fuel you to be successful, that's when it all turns around. Dean helps with the blue print to get there,but you have to make it happen. Are you willing to keep going until? Will you go through 10-20 agents until you find your dream team player? Most Investors fail because they put up some marketing & don't get calls & say what am I doing wrong & never let that marketing brand there area as the go to person or they listen to themself say, this doesn't work. Try to do the opposite of what your thinking. It can happen fast or it can take awhile but if your mind isn't in the right place to take action until, it will be a rough road. There's a reason why they say only 3% of newbie investors make it. Are you gonna be one of those in the 3%?
Here's another thing that has tripped me out on my journey & you really need to think about this one.
Did you know that successful people write down there 6 major goals in life at least 2 times a year & spend 70% of there day in the zone working towards there goals & regular people spend 20-30% in the zone, working towards there goals.
If you want to get there fast, write down your goals & use a time daily management schedule planning your days out & put the 6 most important things you need to get done everyday, & watch it happen. This is Very hard to do but if you work on it, then it gets easier.

Just hang in there

It is something that takes time, the world was not created in one day either. If you give up then you will never know how far you could of made it if you had tried even more. Look how long it took Donald Trump to get where he is or even Dean himself, they did not make it there in one day and no they did not give up and I bet yes it was not easy all the way either so at least your trying to where others will not.

Maybe your area is flooded with the same banners and flyers. Do something different. When you see a 'For Sale' or 'For Rent' sign send a postcard with a handwritten message asking if they would be interested in selling their home.

Not a postcard w tropical trees and coconuts as generic as possible. Take 2 hours of your time to drive around and get listings and send postcards to the owner. do some research but trust it takes time.

i've been with the program 3 months myself and i have yet to get my first deal. this is in my heart and head and i'm going to keep going until i get it done. i know it can be discouraging, but few things happen quickly. i can't say i'm very patient, but at least i'm working it every day and following the program. don't get discouraged; get inspired and motivated. talk to the coaches and get new ideas. i've done that too. your deals are out there, but it all takes time. when we get in a hurry, it's like we just push what we want away from us, instead of pulling it toward us. hang in there and keep posting so others can help you too. find good friends on here to encourage you. i don't know where i would be without the friendships i've made on this site, and i am thankful to Dean for that every day. we are getting our deals!!! Smiling

Yes the yard sales idea is good, my wife Jill used it repeatedly, in fact Dean liked it so much he even put in his last book "Profit...Your Town"
when he devoted Chapt. 12 to us. But sometimes that method can take a long time before a deal is closed, we have been finding excellent results in probates/estates, especially if the heirs don't live in the area. If would think that K C would have a complete internet access for doing research on the county clerk's/property appraisers website. Gary/Jill


FRUSTRATED....

Place a ad on Homegain.com and use the same letter as Matt for finding your agent. You will get responses. It may take 2-3 days, and as quick as the same day. I've used this and it works! This way you have a proposal out letting agents know exactly what kind of agent your looking for. When they respond you know they are willing to work with you and all the low offers you are going to submit. Just a thought for you......

When I was a over the road trucker, I made alot of trips through kansas City. I always liked my time there.

I always picked up real estate booklets and always found deals there. have you read Deans new book, Your Town yet? if not, you need to.

This works in even the smallest of towns. I would start out by becoming a marketing consultant to those who are trying to sell their properties FSBO. I think the best candidates are going to be those who have been trying to sell for 6 months or longer but have not had any luck.

Often times, they have had no success because they put a little sign out front of their property and hope it draws attention. If no one is home shopping in that area, the chances of having success with that little sign is slim to none.

As a marketing consultant, you will gain experience in the home buying and selling process, you will also build a track record of being the person in the know. That in itself can open doors for you.

I would not stop with that. I would get a map of your area and expand out 10 miles, then 15, then 25 miles. There are plenty of properties for sale in those mileage markets. You say you are unemployed and that is ok, it is not forever.

Technically, you are not unemployed, you are self employed. I would recomment that you apply for a job as a courier or as a chauffeur. This will enable you to have a means of getting places using someone else's vehicle, someone else's fuel. You could birdog for contractors who are always looking for properties.

I have been using a technique where I looked in my local yellow pages under the category of realtors. I looked at the ads that said they buy properties and I begun making phone calls. I have a unlimited plan on my cell phone, so I can make calls and not have to worry about expensive phone bills.

The yellow pages are also online and the beauty of that is in being able to look at the yellow pages in areas outside my own. There is also a category in most yellow pages under real estate consultants. These are often investment companies that are looking to buy properties.

Hope this works for you. If you are going to go the realtor route, look for a buyers agent. They work for you not the seller and don't cost a thing. They earn half of the total commission from the deal.

Like with every business, it takes time for the funds to roll in. You have to be patience, yet act when the deals present themselves. These deals will not come to you, it is your duty to go out and seek them. Remember the teacher do not study for the student, he/she provides the tool, knowledge and information. It is the responsibility of the student to study and pass the test. Real estate is the test for us. We are given the tools, those who use them will be successful. There is no site that will provide the support that is given here. We have to make use of it and take action. It took me one year to make my first deal. Did I complain, not one day. God Bless.

Great Advice

Great advice from everyone! You just have to set your goals, focus on a strategy and keep your eyes on the prize. As stated above, it happens quick for some people and not so quick for others. But you cant let frustration and immediate lack of response stop you. If something isnt working, change it. Stay positive, surround yourself with other like minded people such as on this site, and read and REREAD your books! Too many people think they read them once and expect the magic to happen. No one can learn all there is in one reading....mine are frayed from so much usage referencing them so often. This is a continuous learning and growing experience...so take your frustrations and fears and let them motivate you towards success instead of paralyze you!!! Be patient..I think someone already said this, but Rome wasn't built in a day.

I have been on DG.com and in the Academy since December, I did one deal with a self directed IRA back in February and am just now getting to my second deal (supposed to close in about two weeks, but there have been delays). I am on my 3rd realtor, I sent out about 500 e-mails to find her, only got about 5 replies (1% response rate). The first thing you need to do it work on you and learn as much as you can. It you get a deal at the same time great! If not keep on trying.

You are going to have to make a LOT of offers to get a great deal. According to Matt, 25 offers to get one deal. It will also take a lot of marketing and research on your part. I am sure the success academy has told you this already, but get a good buyer list put together and qualify them. Go to a local REI club meeting and meet some people. As long as you start and don't stop, you WILL get there!

ps...one more thing..I just started doing this myself. Get yourself a journal and keep it by your bed. Every night before you go to bed, write down 5 things you are thankful for. You need an Attitude of Gratitude!

It may take a while

When I first got started about a year ago I just got so angry with myself that I was doing nothing with the information I had. Unlike some people here whom just bought a book for $30. I paid $12k to attend seminars. I wish I would of known earlier about Deans books.

They teach the same info I spent thousands on. So I was determined to make my money back that I spent. I started just looking at ads on craigslist and called the sellers off those ads. I probably looked at 50 houses before I got one on contract.

The first contracted house I messed up on the purchase price which should of been way less. But I was new and did not know it all. Needless to say I lost that deal. Which was no biggy, it didn't cost me a thing to put it on contract and cancell the contract.

Now another 20 houses later I found a disaster of a house got it on contract for $4k. Marketed it on Craigslist for $6k and ended up assigning the contract to someone else. After that first deal of making $2k my confidence shot through the roof. I ended up wholesaling 3 more deals that same month.

You just gotta hang in there and get the first one done. Once you do you will see how easy it really is to do. Thats the trick!! After your first deal you will be addicted. Its kinda weird.

Also think of it like this. All you are doing is just getting two pieces of paper signed. A purchase agreement and an assignment agreement, then turning it over to a title company and collecting a check.

So my question to all those having a hard time is: Can you get 2 pieces of paper signed and turn it over to someone else to process and collect a check??

I look everywhere for properties. Craigslist.com, Backpage.com, local newspapers, I put ads online saying We buy Houses, Signs on telephone poles saying the same, Attend local real estate investor meetings. etc.. I even do mailings to Probate estates telling them I can help them out with their unique situation.

When you post ads online and on telephone poles your phone and email will start to blow up. Then I just go out and look at the properties and see if they are worth putting on contract or not, plus you got to negotiate the price as well. Easy stuff!!

If you start hanging the bandit signs on telephone poles get creative with it. I will write things like Pizza Guy buys Houses, or #1 House buyer.

Was going to start looking at REO's but a little nervous about that. Fear of unknown and losing money. But what the hell I'm gonna go for it anyway.

Even if KC is a distance, look around where you live and look up 'FSBO', 'For Sale' and 'For Rent' signs, hit them up, let them you have access to buyers that can close quickly, lock it up, and let the fam on here know about it.

Does anyone know if Stacey Sep stayed in? I see lots of familiar faces here, and I read thru this whole thread thinking it was NOW, Hah, silly me I just realized it was 2 years ago.

A) follow the SEQUENCE and the WAY to do the tasks per Dean's teachings and DO THEM; do not side step, do not be satisfied you did it if you did not do it per our lessons. Double check you did things in the correct order-- very important to success!
B) STUDY your area, work hard at it, noodle through what will help you be an expert in your area!
C) if you are going to worry about things our lessons don't tell us worry about, then find out what you don't know, but don't get paralyzed in the process
