Over 600 Deals Completed!

Hi Everyone!

I just wanted to put out a little post today to update you on my progress and to also give you an idea of where you can be in a few short years.

I have completed more than 600 deals since I first started over 5 years ago. Actually my first deal was on November 10th 2005. Life was very difficult my first 3 years. I sold out myself to real estate and decided if I was going to do this then I wanted to be the best. I wanted to go fast! So I decided to go "all in". And let me tell you that I gave real estate absolutely everything I've got! Many, many days during those first 3 years I came up empty handed after a 40 hour work weekend. Yes I put in 40 hours of work each weekend when you considered my drive time. It was tough back then, we were at the peak of the market and people would actually laugh at my low offers because most houses were selling for OVER asking price. They thought I was a joke. But I just kept submitting offers and kept looking at more and more properties. There was absolutely no way possible I could be denied. I wasn't going to let them get the best of me. I was NOT going to give up. I wasn't going to quit until I was a success. Fast forward nearly 6 years....

My hard work has paid off. Life is actually pretty easy. I have to challenge myself constantly just so I don't get soft. I drive a bright orange Lamborghini now and I live in one of the tallest buildings in the world, Trump Tower in Chicago on the 52nd floor. I have a watch collection of Rolexes and Breitlings valued at over $100,000 and growing....I go on a week vacation every single month and I absolutely love my free time, which was why I got into real estate in the first place. Nobody ever tells me what to do--EVER! People are asking when Im going to slow down and I always say NEVER! 600 hundred deals isn't enough. I want more. I want to keep getting better. I have a lot to learn. I want to continue to grow. I am a work in progress.

I think about that little 300 square foot apartment I lived in when I first got started in real estate. I should call the owner and buy it:) Especially since he told me "I wasn't cut out for real estate"

Don't ever let somebody tell you that you aren't cut out for real estate! Go out there and win! Then maybe someday we can be neighbors in the most expensive place to live in Chicago-- Trump Tower. Hurry up! Go faster! Work harder!

Congratulations on that huge number!! At 25 to 1 that is 8.2 offers a day every day for 5 years!
Please tell us how you acquire your properties in order to sell them. At this point in your career are you still doing 25 to 1 through your realtors? Using bandit signs, Some how I can't picture you doing this now. So how are you actually getting all those properties. I think last year you were at 300 so you actually acquired 300 properties this year. At 25 to 1 that is actually 20 offers every day this year, I know you must have a much more streamlined acquisition strategy. What is it? Pocket deals from multiple listing agents, asset managers, brokers?? Do you actually still work off the MLS?

I believe the market is changing once again. Don't believe we've hit bottom and looks to me as if we'll have to "Hold" even longer to realize a Profit. Am I misinterpreting the signals? and if not, will you be kind enough to share how this will affect your strategies? Will you be doing anything differently the last quarter of this year than you did in the previous quarters? (due to the economy) Are you finding your Buyers' changing their strategies in any way? Congrats Matt. I also just wanted to say Thnk You for being one of Dean's mentors. You could have simply been a real estate phenom and kept your strategy to yourself.

I purchased the RBBP and because of your story and some of your input in the traiing I decided to make a bold move and walk away from my current job. I realize that it is a big risk but my job is getting in my way and if I do both I will not be able to spend anytime with my family which is unacceptable. I noticed that you did 12 deals your first year. I am in no way attempting to compare myself to you but if you could do 12 deals while working 60 hours a week I don't see any reason why we can't double that with me dedicating 8-10 hours a day to the busineess. I don't need much to cover our current bills. Depending on how good the deal is 1 deal every 6-10 weeks could be enough. My intention is not to just get by however I realize that it will take time before I develop a pipeline that is producing 1-2 deals a week.

Everyone has it in them to be successful. You just need to find a big enough why. It is only a strong desire that drives us. If your drive is not stronger than the pain of stepping out of your comfort zone then failure is almost certain.

The only thing that will get you out of your comfort zone is your why. It's what drives you. Is you why stronger than your pain? If not I suggest you go back and focus on your why!!!!

You may not always get what you ask for but you'll never get what you don't ask for. So what if someone tells you no.

Matt you are a great inspiration for all of us here.
Today is my 16 th day I have read profit from real estate 3 times and are taking the action steps now have done all the advertizing going to place the bandit signs(although it is illegal here in the Inland Empire) so basically getting through advertizing I have foreclosure access 100 % and are writing your real esate professional and mortgage professional letters today and will fax them out in the morning.

Question: Can I send this same letter (proffessional realestate Investor looking for properties )to the heads of REI clubs

I am excited and just again want to say thank you for being here for us all.
