I am new with Investing in real estate, I'm kind of just trying to get my feet wet.I have been looking pretty hard for my first deal,but it's hard since i have a number of things working against me such as: credit issues (terrible credit) oh and No Money to start with.So at this point i'm trying just about anything (meaning re-assigns,possible partnerships?)

I see you the guy with the answer. I like what you told Nina about getting start with finding some investor that we pay you a fee. I found two property that are great one a rental and the second is a SFH. I want to do a no money deal because I have no money or Do i find investor for the property

I am in the starting gate now and I am in a same boat as when you started. I been reading the books cover to cover and starting to formulate my strategy to go about it. I feel, I have nothing to lose because I have nothing to lose at this moment. I am not going to ask you be my mentor nor ask your hard earned advise.
Just keep posting to inspire us and be generous enough to give us a pointer here and there so we won't stray from our path.

Hi, my name's Jimmy. I am new to this, and sorry for bothering you, but I have read some of your advice and comments on different pages, and you seem to have much knowledge about this. I tried to create a new topic for FAQs, but I see nowhere on there that will let me ask my question. Maybe you can help me out? Although you may not know the answer to it, I would like to thank you for your time. Well, this is embarrassing to admit or even post, but I am in need for some serious help. I had just gotten done watching Dean's Program on t.v, and everything he said and mentioned during those 30 minutes sounded legit. Well, before I even come up with the money to purchase the book, I needed to know if doing all this requires having a clean background? For instance, a criminal background? I don't want to purchase the book and end up finding out that I can't even use that knowledge to reach my goals and succeed in life... I have been going through so much in life that i need a change and by change I mean for the better... I am still young at the age of 22, and I have made several mistakes in my past that i regret, but anything that can help me to succeed in life and to become financially stable, I will do my best to try hard and get it... Please, if you know the answer to this question or if you know anybody else that does or can help, please let me know. I really appreciate it, thanks...

Hey Sully,

Whats up man! Im Andre, a novice real estate investor from SoCal, and I've been in the game for quite awhile now, and I still have not made any progress. Ive gone through basically all the material from Dean, and I feel as motivated as ever to just get out there and make it happen. Only problem is that Im in the same boat as a lot of other people who dont have a job and who's credit is pretty bad. I've payed close attention to your advise about looking for real estate investors about properties and asking them if they pay a finders fee. My only two questions I have is where would you recommend to look for those investors and how do I go about obtaining an assignment contract? I think that if I can really get my foot down on this and apply action as best as I can, I know I can get my foot in the door and in the game with REI. Hope to hear from ya soon and thanks!

Getting Started

Hello,I attended one of Deans conferences but did not have the money for the 3 day training class. I to have no job and cannot get any assistance through the state as I'm also about to lose my home. I signed up with Dean years ago but have always been to afraid to use the information because I don't want to get further in debt and don't want to get property I don't know what to do with and get stuck with. Wanted to beable to make money to save my home and get out of debt. Any help you can give would be appreciated. Thanks

Hey Sully, my name is Marcos Fernandez out here in Riverside, Ca. For some time now I've seen you from time to time post great responses to the "fam's" ?'s or whatnot n I appreciate ur answers. If you cld slightly asses my situation n shine the light on the road a bit for me it wld be very much appreciated. If u read my bio you will see my logic as to why I chose the route I did up to this point. Right now I have an unlimited amount of $ up to $600k to make as many offers as I'd like using someone else money paying only 2points for whatever I use. What I'm suppose to do is make offers no more than $.70 on the dollar (-)repairs on properties n close on a simultaneous/double end close.. Does it sound right?? Is there any fraud that you might of that I can get in trouble for? If you have any info on the matter plz contact me any time. Forclosures

Hay Sully

Here is the deal. In Hawaii there is alot of forclosures on the market. I see a few that i,m interested in. Is may first step using the formula in the book to figure out my offer, and then contacting the agent to put my offer in even if i don't have a buyer yet. Also what contract would i use for this deal. I've read the book several times. I just need to know if this is the right step i'm taking. If there is anyway you could assist me with this. I'm in the same situation like you. Thank you for your time and if possible your assistance.

Hey there Sully. I'm obviously new here and you had quite a few informative posts so I though I would ask you this question. I searched the forum for about 20 minutes but couldn't find the answer and I don't recall anywhere in the book where it is explained.

Here it is. If you can not assign foreclosures because the bank does not like to do that, what other no money down way can you buy a foreclosure, or can you even do that with none of your own money? I am looking at two foreclosures but before I start spending my time on them I want to know if it will be possible for me to get them.

But anyways, if you know where I can find this answer in the forum, please direct me to it. Either way, thank you!

Well ? Here goes...I dont have any money and I wanted to start off structuring an assignment deal, but there is a Real Estate Agent involved, who is advertising the property.
The property is also out of state sand half way across the country.

Hey, I've had this site since 09 but I'm brand new to the site, if you can understand that. I want to get involved and get to know the family because I also need the support and help. I don't own a car and I know that the best way to build a list is by going to auctions etc..Do you have other ways to do this until I'm able to get a car and drive around to these places? This sounds simular to lease options if im right. Could these deals still be done in todays market? If so, please explain. I so love this type of deal.

I want to thank you for all the information that you provide on here. Man it's really appreciated. I was hoping you might be able to give me a little guidance on what some of my next steps should be. My fiance and I about a month and a half ago started up an LLC, have business cards, even working with a real estate agent(although he is 5hrs away). We live in a town of about 9,000. We don't have a buyers list for around here. We have had many people contact us in regards to helping find them places to rent, rent to own, and even to rent with a lease option. I guess my big question is how should we go about following through on some of the requests and also what type of bandit signs should we use to build more of a buyers list around here. Almost everyone knows everyone in this town. Your advise and guidance would be so greatly helpful.
