Hello Mr Jenson,
I'm looking to build a buyers list in the Phoenix, AZ area to do assignments. The problem(?) is that I live in New Jersey, so joining a local Phoenix area real estate investor club is impossible. Outside of Craigslist, what other resources could I use to build this list?

This is the only one I'm a bit confused on? How would this work? All the other ones seem great. I've used several of them and have gotten the results I desire but I'm always looking to get my name out there so how would one go about adopting a street sign and what would the sign read?

Jeff, My favorite is the "adopt a street sign" method. Im gonna to look into that.
Absolutely amazing I need more cash buyers the 3 I'm working w/now I think are trying to swindle me out of potential deals by wanting there address to make accurate comps but I think they might be trying to get the address & than go to the seller & try to steal my potential deal.
At the last CTREIA meeting, an investor has been sending out cards from a list he purchased on line to homes owned free and clear in Ct. He was able to add many buyers to his list and even made $73,000 on his last deal when a probate property was sent his card. It was a rehab and the family just wanted to get rid of it. He was able to do rehab before closing and secure a buyer before his close date. Another great tip I learned off this subject but well worth mentioning came from Patrick Precourt, the northeast short sale king. He puts, "as member" after his name on all sales contracts. This allows him to assign the contracts when the seller will not allow and or assigns, like foreclosures etc.
Now I can't come up with any excuses for not having any buyers.

Hello Jeff,
I just got back from Dean's 3-day event out here in Hartford, CT and I came across your list....GREAT JOB! I wish to add two more to your list: 1) Ask friends, neighbors, relatives (anyone you encounter/get to know from now on) if they would be willing to allow you to put a small sign in their back window or anywhere on their vehicle (commercial or personal vehicle); use your immagination on sign type/size/location/text-logo....if they "flinch" offer them something, money/barter! 2) Similar concept except apply it to a property sign, be it bandit-type or some other design....this could be a way to beat the bandit sign "police" since you'll have the property owner's permission, they should leave your sign alone!
Hope these are useful/successful for our DG_family members.
