I have been a member for a few years and always came away from this site a little hungry for the success but also a little down.
I would read of the success everyone was getting and couldn't figure out why it wasn't happening for me. I did a deal in 2009 for 4k and NOTHING since! Was I applying the techniques wrong? No I would almost get a deal to settlement many times, but one thing or another would happen and the deal would cave in.
Not this time baby! I was approached by someone who knew I was an investor about a property they had inherited and didn't want. There was about 3600 in back taxes owed; 3 heirs(two of which had dreams of making millions with this house) but it was owned free and clear.
From TotalView, I learned that the house was worth about 110k in good condition. A walkthru showed me that there was no structural damage, just clutter! It needed about 25k in paint, carpet, windows and landscaping to get it up to speed! I began to get excited as I approached the seller to negotiate a price. We finally settled on 30k because she just wanted the headache to go away!!
I started marketing in CL asking 45k, but not really expecting it. But Dean's books taught me that the numbers were tight so I stuck with it. After 2 days, I had a cash buyer who counter-offerd 41K!!!!!!!
Of course I said YES!! And settlement was yesterday! I made $11,000 with $10.00 out of pocket! After all this time, wanting to quit, thinking this wasn't for me and continuing to go for it anyway, it finally paid off.
Dean, thank you for your wisdom and your passion and never giving up on any of us! It's always us that give up. I'm now trying to duplicate this. I don't know if that will happen. In Philly deals like that don't drop in your lap everyday. But I ain't stopping now!!!!!!!!!

You have got to make sure that you get your diamond! You have earned it! When I finally got a deal I sent a personal email to Jeremy to make sure I got mine right away! You should have gotten yours back in 2009!

Way to hang in there & make it happen! You setup a very nice Xmas for your family this year. I'm extremely glad to hear your story. Yours, like so many stories here of triumph & success, motivate & inspire me to keep going for my first deal. Thanks for telling it here.
I dig your Seller Sign (picture). Curious as to how well it works for you. Do you get a lot of action from them? I got hip to hand-written cardboard box signs for buyers via a YouTube video. This wholesaler even ripped the cardboard instead of cutting neatly with a blade. The idea was that buyers will instantly think you're way too broke to buy shop printed signs, thus very motivated to sell.
I bought 100 "I Buy Houses" shop prints nearly 2 months ago, and have gotten about 20 calls from other investors, and only 2 so far from actual sellers. Paid over $100 for them ~ no R.O.I. yet. Will do again in other locations.
Now I have cardboard box blanks cut & ready for action, originally intended for buyers, but decided it couldn't hurt to try a few for sellers too. Just getting the word out worked for you this time. I was doing that with business cards, and got nothing, to the point that I'm too embarrassed to talk about it anymore. Just want to walk the walk now. Now my thousands of cards, with a cash referral fee message on back, are intended for pizza & other delivery folks.
I'm saying all this to advise you not only to keep it going, but to remind you that not all techniques work everywhere for everybody all the time. The more you have going on, the more you will have going on. Do what's comfortable for you, and mix it up as often & as much as you can.
Like I said, I'm extremely glad to hear your story, so I'm taking DGer's, yours & my own advice, and working more & more to put it all into play, so that one day soon, I can be like you & the rest of the successful DG family.

What a way to end out the year! So happy for you. I know what it's like to have such a long time between deals but if this has taught you and us DGers anything it should be that you never know what can happen so you must stay IN THE GAME. Keep letting people know what you do so they know where to find you when they need you.

Great job, Ogal! I know how you're feeling, because I closed on my first wholesale deal this week too. I had been waiting for 8 months, and presumed it to be dead, but it resurrected on Monday of this week & I got my check on Tuesday! It IS a great feeling! I'm really proud of you for hanging in there & getting another one after such a long dry spell. I'll bet the next one will happen a lot quicker. Merry Christmas!
Did you get it under contract and then submit it to a title company? If so, did they do a title search? Did you have to put down an earnest deposit? I'd just like some details so I know what steps to take.

Thank you to everyone for all the words of encouragement. DGers are wonderful that way. To those of you asking how I did it. All I did was follow the steps in Dean's books! Really!! Like he says on the blogs, "Don't re-invent the wheel." My out of pocket expense was $10 to make the transaction legal. To attract buyers I did a video walk-through, posted it on youtube and put a link to the video in my ad on Craigslist. The buyers came out of the woodwork!! Now nothing chages. A percentage goes back into marketing. Wifey has already gotten her gift. The rest will be held in account as I attempt to gain enough capital to acquire my own rental properties. But one thing is for sure...I CANNOT ever go back to doubting that this works!
